As first-time buyers exploring properties in the London area, we've narrowed down our choices to the property listed below. We have shortlisted this property which is within our comfortable budget of 450,000.

Could you please share your opinions on the property, its surroundings, the area, and the pricing? Your insights would be highly appreciated.

I live local to welling - i really like it.

Great grammar schools on your doorstep - Bexley Grammar

Danson Park is so lovely - we spend a lot of time there in the summer and splash park.

Good Gym/Clubs - Great for families imo. I always feel safe.

Also Eddison close is really close to Falconwood station or to get on to A2 but the plus for this particular street is that it's a 5/10 min walk to bus station and then 10 mins to woolwich where you can easily get into london via elizabeth line or DLR etc on the 51.

Bluewater is really local - 15 min drive and has all the shops you could want on your doorstep.

Crook Log leisure centre is really good and again local for a good gym/class etc

Bexleyheath shopping centre would be a 5 min drive ( again lovely and local)

What in particular do you want to know?

Shooter's hill at the top of hill have a great view of london. You can see the whole skyline.

Property prices in area generally keep there value if not go up reasonably well.

I don't know the area at all but a quick look on rightmove seems to show the house might be a bit ambitiously priced - £450k seems to be the going rate for a three bed semi in Welling and this is only a 2 bed terrace - albeit it's clearly been very smartly done up but in general it's usually worth trying to look past the superficial and either spend your money on more space or negotiate a discount if you only need the two beds, it can be quite cheap to achieve a 'high end' finish with decoration and furnishings etc whereas it's very expensive to gain more space (either by extending or by moving to a bigger house). It's been on the market a few weeks now so they might be open to offers.

Also, why the shortlist of only 1 house? You really need to see more than that or you won't get a realistic comparison and feel for what your money buys you. There are seemingly loads on the market in the area so why not see a few? Even if this ends up being your favourite it's not wise to pin all your hopes on one house, there can end up being problems on the survey or whatever and if you have your hearts set on the place you're not in a good negotiating position....

Just learned that the seller has multiple offers on the table. Negotiation seems unlikely.

It's not a hugely exciting or cosmopolitan place but it's fine. It used to have a terrible reputation....but I know many middle class families who have moved there recently after being priced out of other places .
