I’m downsizing, want to buy something that allows me to work part time instead of slogging on in a stressful job I’ve come to dislike for another 15 years til retirement after a major health scare.

There’s a house that I’m interested in enough to have a look. It is a Victorian terrace (end) with a shared passageway on the ground floor that opens into a shared courtyard with steps up to a lawned area and parking for three cars.

The lawned area for this house is about 80 ft x 30 ft with a shared path to the side of it. Bit neglected at present but could be a really nice cottage garden. Parking at the end of it.

I am thinking of viewing. House could be perfect. Just the garden situation which I wouldn’t have even considered until recently tbh.

I’m thinking I could fence my lawn side/summerhouse/gates each end and even put railings up to section off the courtyard on my side, or screen it somehow.

Has anyone got any experience of anything like this? Creating a private space in this sort of situation. I’d start as I meant to go on - my space my choices (after dealing with a misogynistic neighbour in my current house).

There may be a reason this hasn’t been done before, you may not be allowed to effect fencing if there is a restricted covenant on the deeds. Get the EA to check with the vendor before you view and fall in love with it maybe.

If it’s shared then doubtful you will have a ‘side’.

Ask the EA or order a copy of the lease online.

I’ve already bought the title deeds and plan at the land registry. It’s without restriction beyond the shared path hence looking for anyone who has done it before and how they found it.
