Has anyone done this recently and can tell me roughly how much is cost?

It needs a new Kitchen, D/S toilet, Bathroom, a wall knocking down, ceilings skimming, potentially new electrics and pipes from radiators hidden as they've just been run on top of the walls, the boiler looks fairly new.

Will need new carpets and general decoration too. In an expensive part of Essex.

Kitchen depends on size a small kitchen can easily be done for £3-£3.5K with somewhere like DIYKitchens. Could be done for a few hundred if you source second hand and do it yourself of could be £20k for a big kitchen done in top of the range everything (like marble countertops etc...).

D/S toilet do you need to ADD one? cost to add a brand new one is about £1000+.

New bathroom depends on what suite you want, what tiles you want etc...

Skimming about £125-£300 per ceiling depending on area and size.

New electrics probably £2,000-£5,000-ish.

If you look up the energy certificate on the gov website it will tell you the square footage of the house which you can use to cost up flooring options.

There lots of variables, cheap options vs expensive and DIY (apart from rewire or gas boiler you can do most things yourself) vs professional.

@housethatbuiltme Thank you. I've attached some floorplan pictures to help with sizes. I'm currently thinking i'd knock the wall down between the kitchen and dining room (probably structural), but the kitchen would stay a similar size, so fairly small.
There is a d/s shower room, but would need a new suite. The bathroom / shower room upstairs would need to be made (there is currently a loo and a sink).
