If taking particular light fittings (pendants), do you have to replace with anything?

Is it you taking them or have you moved and there are no lights, are they listed on the contents, do you mean the whole light fitting leaving a hole or just a shade.

Pretty sure attached light fittings count as fixtures and so unless they have specifically been excluded on the forms they come with the house.
If someone does want to remove a whole fitting (and has said so on the form) I'd expect a basic replacement so that you could screw in a bulb when you arrive - and have this expectation agreed and written in by the solicitors. Taking light fittings and leaving just wires or a hole is a pretty dick move.
