As the title suggests.....out dream house goes to best and final offers today. We will be putting in an offer but I'm finding the whole thing a little stressful as I know there are a LOT of people interested.

The house went on the market a year ago and had lots of offers (including ours, which wasn't accepted) but fell through 6 months later. The second time it went on we offered again but someone went big and we weren't prepared to match it as it was a ridiculous offer! Surprise, surprise that fell through and it's back on the market again.

It feels like this is our last chance to get this house. Not really sure why I'm posting, just for a handhold i guess!

No, it's in England but we live in an area with a very hot housing market. Houses regularly sell within days and almost always over asking.

I'd be asking that too. We got scunnered a year ago, thinking we'd got a second bite of the cherry on the dream place.... the vendor dragged her heels for months then withdrew on the day of exchange. Turns out she's done that at least 3 times in a row. The house has just 'sold' again, I pity the people who think they've got it.

Some vendors are just twisted.

Just be careful what you wish for!

I've asked this question.
It been due to the fact that people have made really big offers which have been accepted - literally 60/70k over asking and then the buyers have struggled to get a mortgage for that amount as it's not worth it.

The house is owned by the Church of England and they seem to have their head turned by big offers.

I hate the term ‘Dream House’. There are lots of houses around and you will find they all have their pluses and minuses.

You often don’t really know how good a house is for you until a year or so after you have moved in.

The idea of a Dream House before you have lived there makes people overpay and often leads to disappointment.

Oh good luck, OP, how exciting but also stressful! Did the agent give you any hints on what would be a good offer? Must be really tricky in areas where everything goes over asking.

Respectfully, I'm not stupid.

The term 'dream house' means different things to different people. There are certainly negatives in relation to this house. It's not even habitable at the moment for a start!
This is our dream house because of location and size. We've been looking for a new house for 3 years and nothing else has come close which is within our price range.

No- they are being very cagey! We have an excellent financial adviser who is advising us but I still think it's a long shot!

We are 'market ready' and as we're in a market where properties often sell before they get on rightmove that's not considered an issue. Plus, at a push we could buy without selling so we're in an okay position and our financial adviser is happy to provide proof that states this. .

Thing is they are probably trying to get the best price possible, but with it being a business/charity they are probably in no rush to sell.

So they can continue to accept large offers that may have a low probability of success pretty much indefinitely until one succeeds. It's not like they have some sort of agenda to move on with their lives or are having to move because they need more space.

If they had to move it quickly for financial purposes they could just auction it.

Have you tried writing a letter to the vendors expressing your interest and your situation? I've heard many success stories of couples that bought with the intention of retaining a property as a family home, and often people don't want their properties turned into rentals or business opportunities. I've even known people to have offers accepted under asking price by using this method. Best of luck!

If you don't get this house this time, I would believe that for whatever reason, you are simply not meant to live in this house - no matter how much you want it.

This absolutely is the case. But we have a limit as to what we are willing to pay so we will be strict at not going over that price...no matter how much we want it!

Ah that's a different kettle of fish, but you never know! Anything you can do to give yourself an edge in the property market is worth trying. Really hope you get it! Its so tough out there at the moment.
