Any good websites/ places to find 4 bed house plans?

we’ve bought a plot and have a space of 12.8m by just over 8m to build on. We now just need layout ideas. Must have two living areas downstairs (one can be open plan with kitchen) and 4 bedrooms upstairs. Help please! 🏡

Houzz is usually pretty good at helping with plans but this might be a bit beyond the usual remit. Add the plan of the plot and as much detail of what you want and you might get some hits.

Pinterest is a good starting point to work out what architectural style you want and has lots of example plans.

Look on Rightmove, if you know a road has 4 bed houses, Google that road & look at all houses sold, anything sold since 2010 should have a floor plan.

I would go on Rightmove and search for 4 bedroom new builds. Then look at their plans for ideas. Is 8 x 12.8 the plot size or the footprint for the house?
If it’s the plot size, when you factor in frontage, garden, distance from neighbouring properties, etc, you haven’t got much space to deal with. If you have the finances, think about excavating to basement level to get you the extra living spaces. Egress windows can bring in much needed light.

You might be better off using a local architect who is familiar with all the local planning requirements.

The footprint sorry! We couldn’t go much bigger than that due to a few different factors round about. A lot of the new builds I can find are more square than that whereas we have a wider, less deep space to work with. I have considered maybe a master bedroom on the third floor depending how it would look. Thanks!
