What I mean is some houses are marketed as 'guide price £XXX', others just '£XXX' and some say 'offers over £XXX'

Am interested in what buyers prefer. I don't want to put people off. Not had many viewings but I know its a difficult time of year, lots of factors re interest rates, cost of living etc. Apparently the market in our area is slowest in our price bracket.

I don't think it really matters. The majority of people will just see it as a price to negotiate anyway.
