Can I prevent the house I sell from becoming an HMO?

I'm looking to sell my house but we're in an area with a ridiculous number of HMOs which are already creating issues & new ones being converted on a regular basis. I get on well with my neighbours so would like to avoid adding to the problem for them after we've left. Can I put a clause on the sale that says it can't be converted to a HMO?

I have a well paid professional job, and I would be forced to live in an HMO if I was single.

I really don’t think it’s worth you limiting your pool of buyers by trying to prevent a HMO. You might like your neighbours, but I bet if most of them decided to sell they wouldn’t really care who you lived next to when they have sold. You are making things unnecessarily complicated for yourself by even considering it.
