Hi everybody,

Wanted to know others thoughts/opinions, we are first time buyers with 3small kiddos.

There are a few lovely houses that we like.. one is small 3 bedroom house that needs modernised. It’s semi rural with a lovely large garden (my kids spend a lot of time outdoors and hubby likes to have raised beds etc) we would still be local to where we live currently so would still be near family/friends/kids clubs etc it is also well under our budget which is a big plus for us as it means even if interest rates increase payments will still be more than manageable. The cons are that it would mean the two younger kids sharing their bedroom, smaller living area, no separate dining area or utility.

The other property is about 2hrs away so in a completely different area but is a much more spacious 5 bed with utility room and dining. Cons are it would stretch us to our absolute max, it has no driveway and a smaller garden. We would also have to upheave the kiddos life’s and we wouldn’t be as close to family. It is a lovely house though that’s walk in condition and with lots of much needed space.

which one would you put an offer in on?

That seems two extremes, is there nothing that is a middle ground in terms of location? But I'd personally go for location every time. As long as you have the funds to do the renovation that is needed.

Neither sound ideal …….keep looking.

Neither. Keep looking locally for something bigger, in less need of work.
