Penge / Anerley / Crystal Palace

Hi Everyone,

My partner and I are in the process of buying a place in the penge/anerley Maple road and Stodart road area. We've chosen the area as it seems you can get more value than other areas of London. We don't know the area well but we loved crystal palace park and the high street.

One concern we have is the area we are buying in is a little further than we would like to the high street and it's difficult to gauge whether these roads are seen as a safe area. We would really appreciate peoples opinions of Stodart road / Maple road?

They are fine. Maple Road has a lovely market.

If you like the vibe there, particularly of Sydenham might also be good for you (particularly around Kirkdale) though maybe more expensive.

Maple Road is totally fine. There is a bit of petty crime around here - bikes being nicked from the station etc, but it's a family friendly place on the whole!

It's fine, there's a school at either end. Overall it's a family area. Lots of traffic calming as well so no racing up and down.

It's absolutely fine. You've got plenty of transport options and heading back down Maple Road to the High Street you have a really nice French bistro, a very highly regarded Japanese place and a good pizza place (Anticoli's - which is great in nice weather as it has a lovely garden out the back with real homegrown grape vines). There's also nice cafe re-opening soon, called Mabel's, which will have a night time offering.

The High Street also offers a few gastropubs, cafes and restaurants, etc. Welcome to Penge.

Did you move Op? We’re not too far and agree with what everyone says. Stodart Road is lovely too.

I'd go for it. Maple Road's always been a nice part of the area. I'm from the top of Anerley Hill and DW's from Thornton Heath and Maple Rd was one of the places we seriously considered when we got married.

Hello! Would also be interested to know if you ended up buying … my partner and I were considering buying in Penge (for proximity to CP) but we just found a lovely property further down towards Anerley (between South Norwood Lakes and South Norwood country park actually). We love the house but are a bit concerned the area is too far out/feels remote from Penge and CP where we love the vibe … any advice? The area seem to be changing with a few nice places around but not as many. Tough decision which we don’t want to regret either way!
