Stressed about selling house / viewings (Scotland)

My house went on the market last Monday.

It's in a desirable area where offers over HR are anywhere from 10-25%, certainly for homes that are turn-key liveable requiring little to no work.

We had 4 viewings this weekend and only 1 booked for next week so far. EA said house would be snapped up and I'm feeling deflated as I expected higher numbers in the first week. When we bought this house 4 years ago it went to a closing after 2 weeks and upwards of 15 viewings, I know the market is very different but still hard not to compare and wonder why. Other homes of similar size and state are online for similar pricing, some have went UO in 2 weeks others have hung around for a month or so.

Any advice, similar experiences and outcomes welcome.

Hi OP we are in a desirable area of Scotland, sold our house last week but it was a long road, not helped by the rising interest rates. We first marketed the house 18 months ago and in that time we lost four buyers and two onward purchases. Some of it was bad luck and the property had some negatives which didnt help, but we eventually got there. It just takes that one viewer so keep that in mind. Good luck!

First one got stung by the interest rate rises and couldn't get a mortgage, second was a BTL who offered 6% under asking, then complained that work needed done (even though it was evident from the HR), third had a health scare and the last one walked when our onward purchase fell through a week before the moving date.

Hi OP, I am also in a desirable area in Scotland with similar HR over %. We put our house on the market in October after offering for another house at a closing date a few days before so we had to sell and quickly. We had about 10 or so viewers over the first weekend and thankfully one of the 10 offered for it on the Monday. Cliche but it only takes one.

I don’t think you can read too much into what other houses are doing without knowing their full circumstances and motivations. I think if you are confident you are priced correctly and are selling with the best agents for your area who have a ready made list of potential viewers and have a good track record of pricing correctly/realistically and getting deals over the line, all will be fine.
