I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

Just agreed with the estate agent to drop £10k. We're now at the next Rightmove bracket so hopefully that will get some more eyes on us. Unfortunately it's not a nice round hundred or fifty bracket so I imagine the impact won't be as much as if it was.

Are you looking at similar houses with PropertyLog, how much are they dropping prices by?

@Flensburg I don't think you necessarily need a bidding war, but having 4 viewers round on one day is good for focusing minds on offering faster and higher if you like the house, because you know there are others also interested. If you go round and know you are the only one that day or week (and estate agents are usually open about that info) you are more likely to chance a low offer and be in no rush. I think the slightly lower price works for getting the viewers through the door, even if some can't afford asking or aren't sold, getting that bustle helps push the serious buyers into the right mindset for you.

We have just dropped 5k at the EA's recommendation, only been on the market 3 weeks and had a previous offer that fell through but we are keen to get things moving.

Ugh the house we wanted to buy has just sold at full asking price to a cash buyer. There's nothing else we want out there, so the pressure is off. We will probably end up staying where we are.

I think I'm going to have to take it off the market. There is nothing available here atm, even up to 40 grand higher than my price. 😪😪😪

Yes think we are going to do the same @Flensburg . I've trawled far and wide. I think we're going to have a chat on how to make our current home work for us better, spend a bit of money sorting that out, and approach some of our neighbours to see if any of them fancy selling us their garage (there are a few dilapidated ones nearby).

Gutting, isn't it? I will have to allow the viewings tomorrow as estate agent wants me to for the feedback, although I feel guilty towards the viewers. Unless something comes up over the weekend, that will be it for a few months.
At least I will get to enjoy my redecorated home. And I am focusing on being grateful to have it.

I've got a viewing tomorrow, it was booked over a week ago though so I am sort of suspicious will it go ahead?

I also see I've had a post deleted on here, and I imagine the person who got it deleted is triumphant, but I can't remember what I said (nor what was said by the other poster who got deleted), so I might well commit the crime again!! However, I will keep calling out people who come onto the property for sale threads with no property to sell just to gloat and I am glad to see a few others have recognised that now, perhaps they did it more politely. If you want to discuss house prices and markets, there is a long running thread for that which the poster in question treats as their own.

But anyway, the topic is who has a viewing, and I have one! Interested to see a couple of others who have had offers at or near the asking price or with a small reduction as part of negotiation. So some things are moving, albeit slowly. Look forward to hearing how everyone gets on at the weekend (provided you aren't in one of the snowed in areas!)

Ours officially went down in price yesterday so hoping to get some viewings for the weekend. But equally the new builds were looking at aren't due to be built until Summer/Autumn so not getting any offers now suits us (but is still frustrating as well!)

Very stupid question: when a house on zoopla says "Fixed price", does that literally mean what it says ie no negotiating, it will only be sold for that price?

Thanks @Flensburg - well, yes I suppose that's the idea, its fixed, but personally I would still view it/ask if any room for negotiation? I'd expect it to go very close to that price though, as its clearly what the vendor wants.

It can often mean the seller doesn`t want to lose money on their purchase or needs the money for another purchase, neither problem is the buyers problem though and the house will only sell for what someone wants to pay (or is allowed to borrow)

Thanks, both. I spoke to the estate agent and apparently its a mistake and it isn't fixed price any more. So going to view next Wednesday.

Exactly. House prices falling is a positive thing overall for society. There is nothing 'doom, doom, doom' about this imo but clearly opinions vary and some people don't enjoy a variety of opinions or discussion.

Even Bloomberg today, when discussing the regional bank crisis in the U.S that has reared its head again as CRE bets go bad and interest rate hikes start affecting the residential loans as well, were talking about "Doomsters and Gloomsters" to label people who called out this cheap debt madness for what it is. In more sensible times institutions and individuals who couldnt afford their debt being made bankrupt would have been called "capitalism", if this is how the professional market watchers talk is it any wonder that the general public just mimic their language?

True. I guess those predicting the GFC were probably called 'doomsters' and were definitely ignored. People just don't want to hear it. Personally, I'm interested in macro economics rather than just housing and I can only see problems in this space.
