I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

My offer was accepted late yesterday afternoon.

We're going to look at it again on Saturday afternoon and take my DS too as he will be moving with us. He's 20.

When we first viewed it a few weeks ago there was a second person waiting to view and she knocked on the door 5 minutes early so we felt very rushed as they were stood waiting.

This time I have a list of things I want to look at. I shan't be rushed.

@Flensburg hope your offer is accepted today.

It's been such a stressful week.

Yes take your time @BG2015 second viewings are more about the head whereas first viewings can be largely dictated by the heart & hard to take in all the details

@BG2015 I did that when I was renting Grin it was a kind of ‘look what you could’ve won’ thing. I’ll almost certainly be doing it this time around too. I’m already obsessively searching rightmove every day for anything I might have missed.

Question…

at what point should I be speaking to a conveyancer? Should I be speaking to one now so I’m ready to go if someone makes an offer?

I’ve seen a lovely flat with a little garden (front garden which is annoying but any kind of outside space is like gold dust in shared ownership) but it’s a 1 bed and a small 1 bed at that. I really need a 2 bed Sad

I got quotes from a couple of conveyancers when I first went up for sale. Chose one with good reviews and that was recommended then rang them to say I'd be using them for my sale and purchase.

They opened a file and now I've accepted an offer my estate agent can just send them the memorandum of sale and things can get moving.

I'd appoint one now as it saves time, plus it shows you're serious and ready to go!

Good luck @Flensburg . I really hope you get the house. I heard from the agent. He didn't get my email so I've told him hats on his fee situation. He's checking and wants to know how quickly he can come round to get us signed up. I don't like the feeling of pressure, plus I already said my time scale, so we shall see.

@BG2015 Good luck. Have you made an offer to buy but you want to just check things and spend more time?

No I've put a firm offer in and it's been accepted.

I just want to go back and look again at the house as we felt quite rushed before, plus my son would like to see the property.

I hope it goes well @BG2015 . I've just remembered we asked to come round to measure for curtains but actually I think I had a bit of cold feet and wanted to be sure. We did buy the house. I'm selling it now though.

I got it!!!!
I had to go up to 181 and may have to borrow a couple of grand from my sister, but I got my offer accepted on my dream cottage. What a week it's been.
Thanks @BirthdayRainbow for the good wishes. Did you sort out an agent you're comfortable with using yet?

@BG2015 I've been wondering about second viewings. I thought maybe it's too soon for me to go round and measure up yet?

That is wonderful news @Flensburg I am so pleased for you.

He knows what fee I am prepared to pay but hasn't come back to say it's expected. I'm absolutely not paying a percentage of the marketed price. 🙄

I've instructed a solicitor but can't remember what I'm supposed to do next! Is it book a survey? 🤔

Your estate agent will issue a memorandum of sale which goes to your solicitor now.

I'd wait booking a survey yet. It's all a bit of a waiting game for a bit isn't it, whilst the solicitors do their thing! They will advise what to do next.

I can't believe I've decided to buy something for over £200k that I looked at for 10 minutes. I spend more time deciding to buy a £50 pair of shoes 😂 I just need to look at it again.

Wait to get your memorandum of sale from the EA & then think about the survey- need to decide which level survey you want.

And make sure you have your mortgage sorted out if you’re getting one. Your lender will probably want you to book a valuation survey through them but some people pay extra for a more in depth survey especially if buying an older property.

@Flensburg your post made me cry. I'm so happy for you but it just makes me realise how much I need to get out of this house. I'm divorcing h and moving back to where my friends are. I'm still hurting and haven't told many people what has happened and none of his family knows the reason for the divorce. I feel I've protected him at the expense of me and now I've missed my chance.

I hope it all goes smoothly for you!

Anyone else in Northamptonshire currently trying to sell?

Our house has been up for sale for 2 weeks this weekend. First week we had 4 viewings and this week absolutely 0. I've gone from my estate texting and calling every other day to not hearing from her all week.

I live in a village and there are lots of properties for sale but we have priced it competitively and offer more than our competitors at a lower price.

Feeling quite stressed and disheartened by this all. We tried to sell last year but the houses we liked sold so we took our house off the market. Since last year we have dropped our price £15k and still not selling.

@BG2015 I've decided to include all the hours I've spent staring at the pictures on zoopla, otherwise its a helluva lot of money to spend in an afternoon!

@BirthdayRainbow oh, bless you. I am sorry. I hope you can sell your house as quickly as possible and move back to your friends for your new start. I hope you are getting support from them, even if you can't talk to your husband's family. I wonder why we women often feel the need to protect the ones who hurt us.

@CoffeeAddict89 sorry things are slow where you are. Things are generally supposed to pick up in Spring so fingers crossed for you!

@Flensburg I think initially I was scared at what he might do but I realise now I wouldn't have worried so much about wanting people to understand I was justified if I had just told them. I told one family member why I wanted to tell them and it was clear they didn't want to know as they wouldn't be able to advise as hadn't been through the same.

I hope you all get lots of viewings this weekend, then a quick offer of the right price and find your perfect home.

@BirthdayRainbow it does sound very difficult and must be adding to the stress you're going through. I wonder if there is anything you can do to make yourself feel you're moving forward, while you're waiting to be able to sell your house and move on.

I'm making h do all the work on the house I don't want to do as well as paying for everything we need to buy. That helps.

My viewings have dried up,nothing for six weeks now.
