Hi all, just looking to vent and maybe a bit of positive thinking!

Basically, there's a property me and my partner have fell in love with and have been waiting to offer on for 2 months (once our house had an offer accepted). The vendors are wanting to buy a new build and are under 2 EA's with the help to sell scheme and they have been aware of our situation and interest since we viewed the house in November. This last week the vendors got in touch with our EA and said if we had an offer on the table which was lower than our asking price and we accepted it, they would consider a lower offer on their property.

Cut to the chase, we accepted an offer 10k less than market value and placed an offer 5k under their market value. At the time we made the offer, we were told by our EA that the vendors had said to them this figure is what they could accept. I chased up their response with our EA today and was told that there is now a cash buyer involved who is offering more than us but that they were considering both offers and would come back to us tomorrow. I am so confused because they gave us a figure to meet on Tuesday, we met that figure on Wednesday and now this? My partner thinks they may be telling fibs to get more out of us but I'm not sure.

Any thoughts on what might be going on? Feels like a gut punch tbh, we've just had a baby and were really hoping this house would be our forever home and now it's looking like it's been taken from us at the very last hurdle 😩

So after 8 weeks of no other offers, on the day you put in yours there is also a cash buyer with a higher offer?

If this is true, the seller wouldn't be considered offers, they would be taking the higher cash buyer offer.

I suspect someone has their pants on fire.

Yeah @JobMatch3000 this is exactly what my partner was saying and I completely see the logic behind it tbh. We've decided to not go any higher for now and try to call their bluff (if they are lying that is) 😂

It's just the waiting around in all honesty, they pushed us so much for the last 2 weeks and now they're making us wait, it's so frustrating!
