HELP - clueless moving Woodford

Hi all

We’re moving from central London out east, like many others we started in Wanstead (found lots of subsidence issues in the houses despite the price) and liked Woodford Green. Unfortunately we can’t afford Monkhams (houses seem to be £1.3m+) and have found some nice properties which we need to cross Broadmead Road to get to ie Horn Lane / Eagle Terrace / Ingatestone Road. Some posts I’ve read have warned about Broadmead Road so I’m getting a bit apprehensive, if anyone could help me understand if the concern is only down the other end next to the Estate or if some of the trouble trickles up a bit I would be extremely grateful!

If you like Monkhams, have you looked at Roding Valley which is just the other side of Monkhams.

As for Broadmead Road, it used to be very busy, but now it’s closed it is quiet.

I like Horn Lane and all the streets near the green, but I love the Church End Estate, Fullers Riad, Derby Road, Chelmsford Riad, Stanley Riad.

it depends how much money you have and what you want.

I think the bit nearer broadmead playing fields isn’t so nice

agree with the roads pp mentions ie derby road etc. Some are probably more South Woodford so May come with a London post code not sure if impacts price or not

im in Wanstead not sure all houses have subsistence but agree with the price tag

Thanks both this is super helpful and reassuring too! We both work quite intense hours so we felt horn lane etc was 10 minute walk to the station but more in our price range than the beautiful houses in monkhams! Maybe if we’re lucky in ten years time we may be able to afford there!

I think it’s probably our price range we looked at a couple of the terraced houses and found they all had some issues which to be honest broke my heart as I had gotten a bit attached to one of the houses 😔

Makes sense! The central line gets slagged off but I love it - ideal for the city ir you work there and a short work to the station is perfect if you can find it! Good luck

Derby Road etc. are definitely South Woodford E18 but a longer walk to the tube station.
I liked South Woodford when we lived there...never had any problems with the Central Line. Presumably if you change at Stratford to the Elizabeth Line it's now quicker to the West End.
