Roof Repair Quote

So we’ve had a small leak coming through a beam in our attic since September.

My husband had several quotes for the work, first one was for £800 so he asked 2 more roofers who both quoted £200 and both didn’t turn up. All 3 quotes were to sort out electrical wires that access the roof which apparently was the cause of water coming through and causing the leak.

Last week I called a roofer myself as I just want to know what it going to cost us so I can budget for other things I want to get sorted around the house as well. 2 guys were here yesterday morning on the roof to look at what was going on and give us a quote.

They quoted us £1200 for the below work and apparently with 2 men it would take them 2 hours.

Repoint complete ridge system

The price seemed reasonable to me for the work as I don’t have a clue what the going rate is and from the photos they took I can see that half our ridge tiles are either loose or missing and there are huge holes and cracks around the chimney pots that we were oblivious to.

My father in law questioned why we were being charge £1200 for 2 hours work as he has helped one of his friends on a roof before and said it would take way longer than 2 hours to complete everything to a high standard in his opinion.

So I called a few more roofers and one of them I spoke to asked me to send the photos and has quoted £950 for the work with 3 men and at least a day’s work to complete - he said he didn’t like estimating a time but 2 hours definitely would not be long enough.

Basically I feel like I should go with the £950 quote however it’s a lot more money than we had anticipated spending on the roof but I guess we hadn't realised that there was a lot more to be addressed than just the electrical cables. It is an old house though (1919) so wear and tear is to be expected. It’s just about annoying as it’s our first house and not our forever home, but we are also mindful that we want to move when we have to remortgage again in 4 years and don’t want anything coming up in future surveys etc.

should we go with the £950 quote or do you think I should call a few more roofers?

Another guy I spoke to said we were being under quoted and he would have charged £1920 for 4 men and scaffolding - so it’s a bit confusing!

Ask around in Facebook for personal recommendations of roofers. This way worked for us to find a decent roofer. Maybe then ask (private message) people for further info eg what did the roofer do for them.
I would expect that amount of work (assuming you need it) to cost £1k minimum and take a day minimum for two people. Not sure on scaffolding being necessary - we have had roof work done both with and without scaffolding, but given what is entailed I wouldn’t be surprised that scaffolding would be necessary to meet h&s requirements - a neighbour has had similar work completed and scaffolding was needed. It may also be an extra cost or included - so check! Check your loft too as given the amount of recent rain and you’ve had a leak since September - you may need other works doing inside and have more damage than if it had been dealt with more promptly.
