Vetting someone for private sale

Hi all, just wanted to know if anyone had sold their house as a private sale, by which I mean not with an Estate Agent? And how do you deal with vetting whether someone is actually proceedable?

I'm looking at moving and was talking to neighbours about it, and turns out another neighbour's sister wants to move to be nearer to her and would potentially be interested (I haven't made any promises and not even sure when I want to move yet!)

But hypothetically how would you go about it as normally would just let Estate Agent do some of that kind of stuff? Any other pitfalls to consider? Obviously I'd get valuations by EAs and have a conveyancer etc. Is it something a conveyancer could do?

Get the prospective buyer to present you a bank statement with confirmed funds.
