Red flag? Multiple properties for sale in same rd?

Im considering viewing a house. There are currently 3 properties up for sale. The road has approx 70 houses.
Its 80% victorian terrace, 20% modern new build with the new build being housing association and terraced being mostly owned/rented.
When I look on rightmove a few of the terraced houses including the one im considering have changed hands within 2/3 years.
They are not starter homes... big 3/4 bed terraces with large yards.
They have however gone up a lot in value which might explain the movement.
Would this put you off?

I might be inclined to ask the estate agent why the one you are interested in is being sold again so soon after being purchased. Chances are it is a change in family circumstances though.

Is there, by any chance, a large field behind all the properties, which might be going to have a giant new estate built on it, or some other sort of development in the area, like a new bypass?

Or is the area prone to flooding, maybe?

Yeah ill definitely have a chat if/when I arrange the viewing.
No flooding. No options for further development as basically its in rows and rows of other terrace roads. Its not a main road.
No space for anything like a big supermarket etc being built nearby. Its just rows of other similar streets. None for sale in the neighbouring streets right now.

Ha ha. That's actually a really good point. A lot of people do rent in the area and the mortgage rates etc.
Im going to ring all of the estate agents for the 3 that are up and check.

I wouldn't have thought that 3/70 houses up for sale at the same time was excessive?
As long as they are not nextdoor to each other I wouldn't think of it as an issue.

We live in a road of about 70 houses and there are usualy 2 or 3 up for sale at any one time but lots of them are starter homes so people upsize . Wouldn't put me off.

Oh good. Thanks for that. I suppose even though i dont consider them starter homes, people could move to get a garden/driveway/garage.

Check your local council for a list of HMOs. They should be able to provide one if it's not on the actual website. We moved due to a spate of houses being turned into HMOs and the anti social behaviour that went with it.

Have they been flipped? Lots round here are bought , extended and renovated, and re-sold. Usually 2-3 years later.

Or is it in a school catchment area? Again, in our local outstanding secondary catchment, houses cost about 10-20% more than they cost out of catchment. So people move in for long enough to get their oldest child on the roll, then move somewhere cheaper knowing the younger sibs will get in using the sibling rule. Irritating, as the catchment area is half what it would be otherwise (<500m, but they admit younger siblings coming from miles away).

God that is bad. No I dont think so. The local schools are church schools so it doesnt go on catchment area. It goes on church attendance and music apptitude.

I'm considering viewing a house at the top of the price range I put in to Rightmove. The other day I left the price range off and saw the house next door is up for sale too. I'm wondering if there is something behind this or if it is just coincidence.

Thought I'd mention it in case there is more than three on the street you're looking at above the price range you might have put in.

Sometimes one person puts their house up for sale , the neighbours have a nosey in right move and think “it’s up for how much!!!” And they follow suit. Otherwise yes check for HMOs , or possibly could be landlords selling up.

I agree it could be landlords selling up. The road that I live on looks like a suspiciously high turnover with six houses (out of nine) selling in the space of two years. In fact, four of them were landlord owned and they were renovated and sold one after the other, one house was sold when the owner went into a care home and the sixth one was one half of a divorced couple buying out the other.

I think sometimes it just happens. Our road is fairly steady, people stay here a long time usually but when we bought 20 years ago, there were about 6 houses for sale over a short period of time (only 40 houses in road). However recently a road near us with larger expensive properties has had several houses for sale as there is major changes to a road junction that will potentially cause huge issues on an already busy road.

Could be parking. That can be very tricky in streets of terraced houses.

As you suggested, OP, they could be moving for a garage or drive.

I don't think that's a high percentage really. I'm sure if I cast a circle of 70 houses around mine there would be 3 for sale

We bought last year and the street of maybe 40 houses about 6 have came up for sale within 3/4 months, every one has had an owner who was older and was either moving into a care home or sadly passing away. We are in an ex council properly so they tend to stay in the family for ages.
