2024 housing market tumbleweed

I was expecting / hoping for a load of property to come on the market after Christmas to get the spring wave. But it is absolutely dead. 2 properties in my searches have been added, one was a relist I saw last year. That is really quiet!

My searches are for South West London family houses BTW.

We're putting our house on the market next week. Definitely wouldn't have been photo/viewing ready on the 2nd January. The market as a whole is so dead at the moment, we're not expecting a ton of interest so I can see why people who don't desperately want to move like us are avoiding putting things on.

@XVGN Thank you! Basically just that we've outgrown our house and are planning on having a second child early next year so the space issue will only get more pressing. Now seems the best time rather than moving after the baby.

We have a lot of flexibility on where our next house can be or might go for a new build so we don't have too much worry about the slow market stopping us find our next house. Just worried ours will take ages to sell and make the time pressure worse.

I’ve not even got my house on the market yet and I’m sick of bloody estate agents. I wouldn’t trust them as far as I could throw them.

Same here, proceedable but nothing coming up. We’re not especially fussy, but the only listings are ones that have lurked for months due to clear issues with the house, or insanely overpriced to the point nobody touches it.

Do you go and view them anyway? You never know when one of the long standing price hold-outs may decide to reset their expectations. You could be the first one there when they are ready to deal.

Normally I phone the EA and ask for an indication of how flexible the seller is, and they tell me they’re ‘holding out for X price’. We’re looking to buy a few hours away so have to be realistic about what’s worth viewing, otherwise yes absolutely you’re right, don’t ask don’t get! Good luck to you too!

Yes, we've done the distance viewing thing. We just gave up, sold our house and rented in the area we were moving to. We then found our home about 8mo later and spent 6mo getting it right. It's hard enough buying in your local area!

It's too early in the year. We're holding off. Our garden is a massive selling point it it's looking drab, wet and a bit of a mess. Need some spring greenery and a bit of sunshine to brighten things up.

It’s definitely tumble weed here! There has only been a relisting of something that has been on for months with a second agent in our search criteria on right move.
Fingers crossed it improves as we move to Spring! I’m starting to worry though as we are keen to move this year, but I’m worried nothing we will like will come up within our price range.
