Extension suggestions please!

Hello, we want to extend to create a kitchen/ diner/ family space. We also want to incorporate a study/ guest room. We have two ideas as to how to do this and would like suggestions as to which is the best option please 😊

We’re thinking either we:-

• use the existing dining room as a study/ guest room and build off the back of the kitchen and utility which would create an L shaped extension, or
• Extend all the way across and knock through the existing kitchen and dining room, and build a new study at the back of the utility

Open to other ideas too! Would love to see some photos of similar sized kitchen/ diner/ family spaces for inspiration 😊

We did L shaped. Knocked kitchen into Dining room, separated Dining from lounge & had 4x4 extension.

Considerably smaller than your plans I think. It’s now approx 20’ from the kitchen door to the end of the windows in the dining area, and 20’ from the hob wall to the wall behind the island main stools. We move the table around a lot depending if it’s extended, or what our plans are.
It might give you a few ideas, even if it’s just ‘nothing like that’!

I had an almost identical layout to yours, but on a smaller scale. However the bit behind the garage was a kitchen extension and we had no utility or toilet. We extended all the way across, but could only go out by 3m due to where the sewer runs. We moved the kitchen to the existing dining room (blocked up the access to the lounge). Installed a utility and loo where yours are now. Then we have a dining area at one end of the extension and a snug area at the other. Happy to send you pics if you pm me your email address. Given yours is bigger and you would have room for a kitchen diner, you could easily have a lounge area and a a separate office/ guest room.
