Bit of an update! At last!
all the searches are back for the property we are buying except one outstanding query (not the chancel liable lol). It seems the couple before us used one of those Homewise ‘over 60s’ buying plans to get the house at a lower price … basically two-thirds of the property are owned by the investor and it still has a lifetime leasehold on it. Annoying.
hopefully this will be taken off now as it is a vacant property - the husband died within about 3 years of moving in (sad) and the wife is now in care.
our buyer is champing at the bit to exchange but she has been an absolute dream (so far)
we have begun dismantling our home - furniture we aren’t taking with us is being picked up tomorrow.
Im beginning to get that wrenched feeling of WTF ARE WE DOING … !!! it feels too big to think about the actual move to a new town in a new part of the country.
i keep pushing the idea aside while can’t wait for it to happen (if that even makes sense)!

In other hopeful-ish news the vendors who withdrew their house from sale before exchange have agreed to compensate us with £250 … the survey cost us over £950 but it’s better than nowt I suppose.

@Jaq27 it's off again...bottom of the chain can't exchange and even though they put this date out there, they can't do it now. Honestly they have made this whole process so difficult.

£250 is definitely better than nothing!!

Where we live any ‘good’ house is still going to best and final. We’ve been out the game for a year or so as it was getting too much for us and already I am back to having that heart in mouth feeling when I see a house I like on Rightmove and I just know I’ll need to fight loads of other people for it then won’t get it. I am not sure if anyone on here is still at the looking stage but my God. It’s shit!

So lovely to see that people are moving forward! We are still waiting for our sellers to find somewhere - 3 months and counting! We did view a total wildcard though the other day which we both loved but is probably over the top of our budget spoke to the estate agent and told them our top budget on it,so will be interesting if they come back to us.

So we have sent back our contract of sale and TR1 form and had some questions from our buyers solicitor that we've answered and completed a questionnaire on our conservatory. One question threw me though regarding building regs for the conservatory as it asked us to confirm the brickwork was no more than 25% of the total area of the window frames and wall area. Everything I've read about building regs for conservatories says the brickwork should be no more than 50%. Ours was 30% so slightly panicking now! I guess we just wait now for an update.

Two more weeks gone waiting for the Land Registry. My request has now gone up to a senior case worker. I can feel an enquiry/complaint as to why putting the bottom of my garden on to my deeds has taken three months coming on. But only once they've finally agree it's mine. My buyers are now getting very twitchy (though they insisted on the change on the deeds) The owners of the house I'm buying are now waiting on me.

Ahgh that is so frustrating @Laughingravy
We are hoping we don't get held up by the Land Registry too, regarding the Leasehold our Sol found on our freehold house purchase.
I've heard getting things changed at the LR is a nightmare -- can take up to 7 months for the LR to update the deeds!!!!
We've said as long as we get it in writing from both Sols that the leasehold has been removed we will proceed and then we can wait for the new LR paperwork.
So scared that a big hold up will lose our buyer at this late stage ...
we are nearly ready to go bar this last hurdle.

In terms of interest and viewings how much should we expect in the first few weeks? Or is that just completely area/market dependant?

Hi @cloppyklip I'm a previous FTB now buying and selling for the first time too. It's been fairly straightforward so far. We went in the market 24th November, no interest for 2 weeks then 1 viewing and offer made same day which we accepted. We'd already viewed and found our dream house and luckily our offer was accepted a couple of days later. As of today we've filled out a mountain of forms, we've had our mortgage offer and we've responded to queries from our buyers solicitors. Currently we need our purchase to catch up with our sale, we're still waiting on searches coming back and results from our survey. Our chain is quite small, our buyer has sold to a FTB and we are buying an ex rental that's empty which is where the chain ends. I'm hoping we'll be celebrating Easter in our new house! We requested it be expedited upon making the request. That was at the start of November - the LR are well aware it is threatening to collapse our chain if they don't sort it. Any notion of fast track in ten days seems a fallacy - one I suspect my buyers fell for when they insisted the deed be changed.

So first off we had the Ordnance Survey come and measure up, then this ridiculous writing to see if any of my neighbours objected to me having the bottom of my own garden in my name.

Sorry to repeat myself but for some reason back in 1932 the bottom third of my garden (actually it's more a yard) was put on a separate deed. So were all the houses this side of the street. When I bought it never got mentioned but it turns out the plot no longer had a registered owner. My application included pictures that clearly showed nothing fishy was going on and it should have just been a rubber stamp job. But here we are...

we initially submitted an enquiry to them that we thought there was an error - it took them 6 weeks to respond. Same as you it’s jeopardizing the whole chain! Literally no further forward since the new year.

Yes adverse occupation. The letters sent to my neighbours had the heading 'Application for Adverse Occupation' which is the correct legal term but to the average citizen will sound like a land grab. The whole letter is a legal document and complicated. And there's no covering letter that lays out the issue in simple terms. Basically they expect anyone concerned about it to take legal advice. The only good bit is it does make it clear the objection has to have legal standing, you can't just make mischief.

The reason I am so frustrated is I have 'occupied' my garden for over thirty years with no formal or informal approaches. So under the law it's mine regardless. So even if someone had an objection it's way too late. And my Sol can't think of any other objection that could be raised. Nothing will change other than a name on a computer record. So why on earth have the LR put this simple paper exercise through the wringer I don't know - but once they've said yes I intend to ask why.

Joining us as we are about to go on the market in the next couple of days … Nervous and excited in equal measure.

We have viewed a property twice and it is ideal for us. Now we need the stars to align with a quick sale on ours and hope that no one comes in on the other property in the coming weeks. It has been on since September so I am hopeful.

If anyone has any tips on decluttering with two kids I would be grateful to hear them 😄

@hopingforthemillion were in the same position, we hired a skip and we were ruthless with decluttering, anything that wasn't moving with us went it's really helped.

We have a few viewings arranged and hoping we can sell quick to offer on a house we like!
