We accepted an offer on Tuesday.

Estate agents have checked ID and proof of funds.

They are cash buyers and keen to move. The estate agent said they'd expect everything to take about 8 weeks which sounds extremely quick? (We currently haven't viewed any houses - busy weekend ahead!)

Can anyone share how long it's taken them from this point? In my head I thought 3-4 months.

I would think it will largely depend on where you find to buy, and how long the chain is.

From accepting an offer on our place (not cash buyers but FTB) it’s been about 3 months, and we found our ongoing purchase within 2 weeks of accepting our offer.

Our buyers have had the big bad news and are going to negotiate some money off- how much and whether it’s something we can accommodate is yet to be seen. But they haven’t immediately bolted, which is good!

I feel I can legitimately be on this thread now. Had an offer accepted before Christmas but vendors yet to find onward sale. We are just moving locally so not in a rush but have had survey and searches done in case they were a disaster and I’d rather know now while we’re not endangering a chain by pulling out, but actually searches and survey all ok ( not a clean sheet but nothing you wouldn’t expect in a house of that age). So I guess now we wait.

We just got a very unexpected message asking if we can complete on 22nd. Yesterday there was no update and queries being dealt with so that's just taken us by surprise! Only a month late but maybe it might finally be happening!!

Ooh I haven't kept up with the flurry of activity here, congrats one and all!

Our mortgage offer has been finalised at last. We are now preparing to ask the vendors about negotiating purchase price because the electrician has said the wiring is over 60 years old and massively unsafe. We'll need a full rewire ASAP. I knew this would likely be the case but I'm dreading having the conversation.

We have transferred the funds to our conveyancer, and we will complete on Monday. We are lucky we don't have to move straight away from our current house, but there is still so much to do. Plan for weekend is to clear out attic and garage ready for the move in a couple of weeks. I am exhausted, not sleeping well, anxiety/excitement about moving and all that has to be done. Also next job is to sell our current home.

Hi Everyone,

I've just found this thread so thought I'd add my experience so far.

March 2023 - Our house went onto the market.
July 2023 - Offer accepted on our house.
August 2023 - Offer accepted on a house that we fell in love with.
August 2023 - Valuation report completed on purchase indicating that damp survey and remedial work is required. It also asked for concrete screening but this had already been carried out previously.
September 2023 - Our buyer pulls out as decided on a house in a different location 😱but the vendors of our purchase say that they will wait.
November 2023 - Steady viewings but still no offers on our house so vendors decide to put the property we are purchasing back on the market.
December 2023 - New offer accepted on our house. Fortunately, the house that we were originally purchasing had not sold again yet so we are again proceeding with that purchase.
January 2023 - Damp survey carried out on purchase property. Some recommendations made to deal with penetrating damp/condensation. Waiting to see if the mortgage company will proceed before the work is carried out.
Survey carried out on our house for buyers.

It feels like it's been forever as I'm sure many of you can appreciate!

We are on week 11, just 2 properties in the chain. We have cash buyers, and we are cash buying.

All surveys done, but still outstanding search queries for both sales. The final people in the chain, who we are buying from, have the slowest, most incompetent solicitors known to man.

Someone had said 8 weeks to us at the start too, but think that's for green route only!

The house we're buying in awaiting probate, so that will be the thing to drag our timescales out.

Hi wise people in my phone, wondering how you handle this? Have just had survey back which is suggesting need for roofing contractor to do full roofing survey as loft felt and timbers v damp; chimneys needing looking at by chimney specialist to identify where the damp is coming in/costs; and that the wall ties have likely failed (as have others in the road), so likely need for these to be redone. Surveyor has also said sellers will need to shift stuff from loft for roofing contractor to do survey, as is currently stuffed to gills...

How does it work here? Do I locate contractors for these three jobs, let estate agent know the issue, give the contractors the estate agent details and ask them to liaise to do the inspections?

Do contractors do these inspections and quotes free on the basis they might get the work, or is it another survey, with costs involved?

Or if there are upfront costs, presumably you only get one done per trade, not eg 3 quotes for the work...

Also keen to understand, replacement of wall ties for a 1930s semi, how big a job is this? A day? A week? £3k? ....

What if the vendors aren't willing to shift stuff from the loft so the roofing contractor can get a good look?

Finally wondering, if, as seems likely, work will be involved, what precisely did you say to the estate agents. I am hopeless at negotiating. Is it e.g. here are the relevant pages of the survey, here are the quotes with the costs involved, can the sellers knock this off the agreed price please? Or how is that said in adult language???

Mind whirring, v grateful for any thoughts on any of this.

I mentally feel like I've been here since 2021, we were talking of selling then but finally went on the market last September.

Good to hear progress and updates from everyone. well done! Hope the positive energy trickles down to everyone else waiting.

We're still waiting for our chain to reform, no progress. I have a fear our buyers have over priced their home....viewings happening but no offers! 😭

Sorry I have no advice on roofing or negotiating to the poster above, sounds like a lot of work though and I'd be nervous about having a whole roof replacement on my hands in that case.
