Good luck everyone!

We haven't heard anything from the estate agent in a couple of weeks. We have returned client pack to our solicitor. Survey was done 2 weeks ago and we've heard nothing further on this - hoping if renegotiations were coming they'd have come by now.

We offered on a house but they declined and we won't go higher. We offered on another house today - they had 3 offers in total and we have to put our best and final in by 10am tomorrow. Stressful 😂

Ready to scream! We're all ready to exchange but buyers solicitors have gone awol, won't get back to our solicitors. Have heard via our agent that they're ready to go, but they haven't confirmed with our solicitors for some reason. Arrgghh!

So we have returned our signed and witnessed title and transfer documents -- it looks like we could be exchanging tomorrow or Wednesday ! Hurrah.
Next spanner in the works is trying to get a removals date confirmed for 12/13th Feb but won't worry about that yet.
Lots of stuff boxed up but I have yet to tackle my CLOTHES and the boot cupboard. My 2 DC seem to have left all their coats and shoes here ...!!! Plus my daughter's HUGE collection of manga books and graphic novels. I guess they'll be going in the loft ...
I wanted to declutter stuff for this move but it's impossible when you work all day. I still have boxes of my dad's stuff from when he died -- I just haven't got time to filter through albums, coin collections, stamps, etc! I guess they'll all be moving with me too.

We've taken a gamble and paid the deposit for the movers. We're due to complete on the 19th. Three companies already booked up between us inquiring and getting something booked. We haven't exchanged yet so might lose our money 🫠

Also, sounds promising @Jaq27 ... Keeping everything crossed for an exchange in the next couple of days. I hear you re all the acquired stuff that may need to come along. I had many good intentions before/when I was under offer and have given away bags of kids clothes and done many tip trips and charity shop trips, but still seem to have too much junk!
I even rehomed my hens (to my vet so all good) and sold their set up and gave away the kids swing set as it wouldn't fit in the new place and only allowed so many pets.

We have had feedback from Saturdays viewing, my road is too busy and the parking could be an issue. The agents have to be transparent wrt the dropped kerb issue, so I hope it doesn't put off too many prospective buyers. I have lived here yonks and never had an issue. I am feeling less positive as a result. Plus my seller has messaged me to tell me she has someone viewing hers that has been after her house for ages, was sort of hoping she would hold fire and give me a week or two grace! Hoping one of the 3 viewers today liked it, but less optimistic than I was...

So having spent all weekend and today thinking we're all ready to exchange, our buyers solicitors have said there are still some enquiries outstanding. Whyyyyyyyy!

Such a frustrating process this! After thinking our buyers and their sol have gone AWOL it transpires that there is a new case handler and instead of picking up the phone my EA and sol just kept saying 'oh they've not come back to me yet'. If they had thought to ring, they would have found this out weeks ago. Also transpires that despite searches coming back over a week ago, not a single enquiry has been raised re. The property that we're buying. Was really hoping to be in by the end of Feb but very unlikely at the minute!

Ahh @noodles44 ... that is disappointing. Still, someone offered on your house once, so it will happen again. I'm keeping my fingers crossed for you.
And I am sorry to hear about the hens ! We've also done the tip trip several times, charity bags and boxes multiple times, and we STILL haven't even tackled the dreaded shed or the attic yet. Scared.

Our buyers have sent through the list of outstanding enquiries- as long as your arm, and all responses to answers we gave to questions prior to Christmas. Their solicitor has just sat on them for over a month, and waited until everyone is ready to exchange to pipe up. Even our buyers thought everything was fine till they came through.

I honestly want to cry, this is horrible

Congratulations to those of you who have exchanged/completed (and fingers crossed to those of you hoping to exchange this week).

We finally exchanged this afternoon after us being ready to do so since December. Took a lot of chasing all day as the estate agent and other solicitors are all useless and impossible to get straight answers from, but finally got exchanged this afternoon and we complete next week. Can't wait for my baby to finally have his own bedroom.

Hope those of you who are still having issues get them resolved soon, house buying/selling is horrendous but I'll be keeping my fingers crossed for all of you 🤞

@Jaq27 good luck with the shed, I did most of mine one miserable weekend in November, although I am sure when the time comes I will need to get rid of loads more junk. How great you will be by the coast, I am also doing a move to be within walking distance of the sea. I realised in lockdown that I craved being by the sea and was utterly fed up of muddy forest walks by the end of it. I am not a million miles from the coast now, but will be walking distance if all goes to plan!

What is your gut feeling for what/who you will accept an offer from. The temptation to tell the old buyers to piss off must be very strong, but I guess they are much further thru the process, which would enable you to exchange sooner...

Great news and good to see so many people having a bit of luck/movement.

Sorry the solicitors sat on all the info @sweetpickle2 I hope it is nothing too onerous that holds everything up and fingers crossed there is nothing insurmountable (like a non-dropped kerb!!) It is horrible when you are all set to exchange and then suddenly there is even one additional query, let alone a whole list!

Good luck everyone, am hoping for feedback 2mo from today's viewings and maybe an offer if I am lucky!!

I have no idea how this is going to pan out, or what the right thing to do is. I feel like I’ve lost all trust. New buyers offer was in the ballpark, but a bit low. But what do I do if they go to asking price?? Old buyers offered a little under and of course now want a few extra grand off. But could exchange more quickly..

Ive seen a house i like on rightmove, haven't seen irl. but based on that and what we'd have left i would be a bit short, the house needs modernisation and i couldn't afford to do that, but could live in it.
What % under asking prices are people accepting?

Nearly everyone thinks their own house will sell quickly. Statistically speaking though, not all do. My advice for what it’s worth is to carry on marketing your house until they have sold theirs.If it sells as quickly as they imagine, they should be able to make you a proper offer within a few weeks and at that point you will take your house off the market.

That is the gamble they took when they viewed people’s houses without their own one having sold yet.

This is where you need a good EA @ibelieveinmirrorballs when it starts to all get a bit messy!

Assuming you do have a good EA I would let them handle negotiations as that’s what you pay them for. They should be using the interest from both parties to drive up the price that eventually gets paid by one of them. I expect your original buyer is shitting themselves now you are playing tougher than they thought you would and also because your property has interest from someone else. They have been really annoying but still may be the better buyer just because they are closer to being able to Exchange, as long as they stop with the games.

I wouldn't accept, refuse or even discuss price with them if they haven't sold. If they think their house will sell quickly then they need to sell it quickly and come back to you once that's done. Absolutely don't come off the market for someone who isn't proceedable.

Yes I think my agent is nudging towards going with original buyer as we could exchange next week once price agreed. HOWEVER after my original “goodwill gesture” reduction offered (which was caveated with — agree price today and exchange within a week) in my mind is no longer valid (they rejected it and we remarketed) I am no longer minded to offer it to them. I’m getting quote from roofer today but even if he comes back and says £5k of work I don’t see why I should foot that bill. They seem to think we’re still in negotiation and I may agree £10K reduction and don’t yet know about offer from new buyer.

Agree this is where the agent earns their commission. Trying to stay calm…
