That all sounds really positive @ibelieveinmirrorballs and hopefully you'll be back in a chain before very long... Good idea re the roofer to have a look at the roof too.

My viewing went well yesterday. Apparently they loved the house and it is the best of 5 that they saw yesterday. I am a bit further out of town than they currently are, so that is their one concern apparently.

My agent called last night after calling back the enquiries and I have 5 viewings booked in for next week too. I am feeling ridiculously positive, I love my home and I was feeling really cross to be selling it to my previous buyers because they had been so difficult. I had also accepted a lower offer to get things moving, because they were cash FTB's. I now feel like I might get a better price this time around after reducing my sale price by £25k and marketing it as offers over...

Apparently the market is much more buoyant now than in September, when mine initially went on the market. I had 6 viewings in a month before going under offer and will have 6 viewings in a week this time around. I just hope the place I am buying stays unsold for long enough...

Also, had totally forgotten the hell of clearing the house to be viewer ready!!

Ugh we got our survey back and it turns out the house is a non standard construction. Something called cross wall construction where the end gable walls are cavity but the front and back walls are timber panel. Means insulation will be absolutely shit. Gutted as this is our absolutely dream home that offers us the lifestyle we've dreamed of. Makes.more sense why we can afford it now though... So not sure what to do. Thinking of going to speak to the neighbours to see how they've found it to be. Is that weird someone just knocking on your door asking about your house?

I think it’s reasonable to do that @Turniptracker - have you googled - is it that bad a thing? Is it a new build?

@noodles44 that sounds very exciting! I’m wondering whether to change the price on mine - having relisted at the same price (ie just removing the ‘under offer’ tag) it now looks like we’ve been on the market without price reduction since September, whereas in reality I went under offer within the month. I priced to sell and got 3 offers quickly so definitely don’t want to reduce the price.

Like you I also love my home and feel protective of the original roof now! I need to spend today quietly getting it ready for potential viewings next week. I was brave and checked on RM and saw that as it stands my seller is still showing as under offer… let’s hope they give me a few weeks grace.

@ibelieveinmirrorballs it was built in the 1960s/70s. It's a cheap method.of.post war building that was quite popular at the time. Hard to find out whether it is a big problem or not. People have mixed views. Obviously one always worries about timber and rotting... I think timber frame has become more.popular again now though. We've also got to have an asbestos survey done as the time period it was built was big for asbestos. We know it has asbestos ceilings which have been plastered over (so safe as long as we don't drill them or anything). I'm not really selling this house am I 😂😂😂

Don’t worry too much about it looking Iike your house has been for sale for a while. The EA will explain the situation to anyone expressing interest in the property.

Owners have accepted the offer we made on their house! Photographs have been taken on our house, we should be on market by end of next week so planning for viewings at the weekend. Feels like it's all go go go! Very nervous but trying to stay optimistic by setting up Pinterest boards on how we'll decorate the new house!

Does anyone know roughly how long we might be waiting to exchange? I know it’s a bit of a ‘how long is a piece of string’ question, but everything has gone very quiet, which is nerve wracking. We are selling and buying and there’s 4 in the full chain. Our sol has raised enquiries following the searches (only 2 queries), what might happen next? Should we start getting removal quotes or are we way off? We’re not FTBs but it’s been 14 years since we moved and can’t remember.

Welcome to all the new joiners ro the thread.

We get complete tomorrow and esdayam a mixture of excitement and nerves. We have packers booked for Tuesday and movers for Wednesday but plan to make some rounds in the car once we get the keys, the delicates, the precious and sentimental etc.
Too excited and restless to do anything much, am just glad we aren't moving tomorrow as well, I would be in so much stress!

Our fourth viewing today (went on the market ten days ago). Thought they were keen, but the feedback was that the bedrooms were too small.
Two of them comfortably fit king size and the smallest room comfortably fits a double. Not sure what they were expecting from a 3 bed semi.
Trying to remain positive …

That kind of feedback is irritating @hopingforthemillion as surely this would have been apparent from the floor plan. How big are the bedrooms?

I think some people give random feedback, we had someone say that they couldn't see the garden from the upstairs windows, i'm short and my mum is shorter and we can the garden fine.
Mind you some feedback is better than ghosting which a few people seem to do.

The estate agent said the same thing, sometimes they think people just make something up.
And you’re right … we’ve only had that feedback and from one other, the other two have ghosted us (well EA) so 🤷🏻‍♀️

Onwards we go with a continual clean house!

@GoldieLookingBoots definitely how long is a piece of string! We were ready to exchange end of November, and only just managed to last week! Drop your solicitor a message tomorrow and ask for an update.

Congratulations @AutumnNymph! I spent the weekend starting to pack, felt quite daunting. Jealous of you getting packers!

Some people definitely just say something random for feedback. I would rather they said "not for me" than make something up!

@GoldieLookingBoots we're at the enquiries stage too. We responded to the first lot on our sale and then they've come back with more about 3 weeks later which we've responded to. Currently waiting on enquiry responses back on our sale. We've had the survey and searches back and we've filled out so many forms. We've just got the mortgage report and need to sign that and declare how we'll own the property. We've had our mortgage offer several weeks now and are buying an ex rental so we're the end of the chain and our buyer has sold to a FTB. I'm hoping we might only be a couple of weeks off exchange but not really sure!

@GoldieLookingBoots we instructed solicitors first week in November, chain of 2, cash for both parties (ours and what we're buying). Just about to start week 13 and think we've just cleared the last search/enquiry. (Forms sent to Land Registry). Not that we're in a rush as we're buying an empty house that's still in probate. But it feels incredibly slow!

Started packing in earnest over the weekend, as apparently we should be exchanging this week. Only a couple of boxes and nothing we'll urgently need access to before we move, as I am not sure I will believe it till I see it 😂

Hooray for the start of another working week and hopefully some progress. Our chain is stuck on 2 outstanding items - no updates / changes on this in 10 days despite us and others being ready for exchange! Small window before another offer expires too and solicitors / estate agents all cagey about updates so it's like a game of Chinese whispers. Soooo stressful, all out of our control and desperate to move now. It just takes up so much headspace, all the 'what if's!'
