Loft conversion

We live in a semi detached 3 bed , 2 floors, 45m2 footprint per floor and we want to convert our loft to a room.

How much do you think it would cost and how long would it take?

I know I should get quotes but thought to ask here for rough prices in case anyone did it recently?

We just want an open plan big room, no ensuite.

We need to add a new stair flight and dormer/gable roof at the back.

I just had 3 quotes for a loft conversion, 3 bed 1930s house. 1 for 1 bed, 1 for 2 bed, 1 for 2 bed with ensuite. Would have needed to be a gable conversion because of the requirements for the stairs to the loft.

Quotes were between £60,000-£68,000

I didn't go ahead. I know building costs have increased recently (and it is a company I have used before and they were amazing) but that was just bonkers.

Thank you. Was it with or without VAT? It's a lot... I was hoping for max £50k without en-suite, just one room....

You'd be mad to not include at least a toilet and basin...and a shower if you can.

Have a look at the planning applications online from your council online and see if houses the same as you have applied...they will have all the drawings.

Find a plan you like and ask 2 builders to come and quote. Follow up on references. Or take numbers from live building sites near you now. Knock on doors and ask if the home owner would recommend the builder.

Loft conversion is a great way to increase space while living in the house. They start in the roof but going up a ladder and in thru the roof for the first couple of weeks. Don't break thru until the dormer is built.

Best to get actual builders quotes for your area. I had a loft conversion 20 years ago, midd terrace in SW London inc shower room (off the landing, not ensuite) and it cost around £40k in total. But not very helpful really given how long ago it was!
