I like it. I love the windows and the curved doorways. Some of the flooring looks to be pretty good quality. The fireplace clashes with the modern decor and the bathroom needs updating, but it is bright, airy and has a nice feel to it. Light levels are important in flats, and this has excellent light levels.

Is it 1920s/30s? They did things beautifully back then.

CatherinedeBourgh · 05/12/2023 12:49

I don't like that the dining room is the hallway, but other than that it's nice.

GarlicMaybeNot · 05/12/2023 12:50

I love it, too. I was concerned about outside space, then saw it's on the ground floor - so you only have to amble out to be in all that green space!

Bedroom 3's a bit weird, but a fantastic dressing room / office / general storage, if you don't need three full bedrooms. How many children do you have?

ChateauDuMont · 05/12/2023 12:51

The dining area is odd but it seems a nice ground floor flat.

I would want to know who lives above and what flooring they have.

KievLoverTwo · 05/12/2023 12:52

3.5k service charge a year is a bit steep, no?

Usually when I see them that high, they are former stately homes. Outside of London, that is.

The service charge includes heating and hot water.

Lovely flat and looks like a nice development, and close to the station.

Spinet · 05/12/2023 12:54

Why do you ask OP?

Would be a bit noisy with little kids with all that solid flooring.

Ah, then it's not hugely expensive at all.

Popdrop · 05/12/2023 12:56

Like the flat, hate the kitchen and bathroom.

Be aware that service charge may cover heating if it's on a network but those prices can shoot up.

JanS17 · 05/12/2023 12:58

I love it but seems too cheap for the size and area… am I missing something?

NotFastButFurious · 05/12/2023 13:07

The kitchen is tiny and the room dimensions aren't great. I don't like beds into bay windows like they've got in bedroom1 but I suspect you couldn't fit the bed onto one of the straight halls, you'd need to check the measurements to the edge of the bay window. i really don't like the dining table in the hall and that big open doorway to the living room could make it hard to heat and also noisy if someone is in bed and others aren't. I'd also be concerned about where coats and shoes etc would live in that hallway (unless the cupboards are bigger than they look?)

dotdotdotdash · 05/12/2023 13:08

The hallway has been renamed the 'dining room'. Where do you hang your coats and put your boots and shoes? Is there designated parking? Lovely looking building and right on the park. How is the roof constructed and has it been regularly maintained? Is there a 'sinking fund' for any major works? What is the maintenance schedule and who is managing the block?

Vegemite001 · 05/12/2023 13:08

It looks lovely and light, with a reasonable layout. But clearly needs a lot of work - flooring, kitchen and bathroom in particular.

Ginmonkeyagain · 05/12/2023 13:12

Nice large flat, beautifuly kept. The current owners have made some odd choices about the layout - why have they turned the entrance hall in to a dining room? What is going on with the small bedroom with the massive built in cupboards?

It would annoy me to have the large awkward dead space of the entrance hall but quite small bedrooms.

FreshWinterMorning · 05/12/2023 13:13

Too expensive for a flat (IMO.) Also, the service charge is too high.

AgnesX · 05/12/2023 13:17

A little dated but perfectly acceptable. A good amount of space too which a lot of new places don't.

What's the situation with the windows, are they double glazed?

BobDylansMasterpiece · 05/12/2023 13:19

why?

FallingAutumnLeaf · 05/12/2023 13:22

You'd probably need to rip out much of the fitted wardrobes in bed 3 to fit a standard single in, I think.

Dislike the dining table in the hall but not sure there is anywhere else to put it.

Is parking likely to be required?

(As a northerner how much 🫨)

They look like original 1920s single glazed to me.

But OP can find out for sure by looking up the full EPC certificate.

DidiAskYouThough · 05/12/2023 13:43

Why, are you selling it?
It’s fine, but for half a million quid I’d be in the countryside and have no neighbours within at least 10 metres, and I’d never live in a flat again, after overhead noise wrecked my nerves and sanity.

Almahart · 05/12/2023 13:57

Beautiful, but I'd worry about the service charge going up

Ginmonkeyagain · 05/12/2023 13:58

It's a 1920/30 block with landscaped gardens. That service charge is not really very high at all especially as it includes heat and hot water.

I would not like a communal heat unit as there is less control .

Love it when people say this kind of thing as if their really interesting job, friends, family and salary required to get the mortgage will also magically appear in the middle of nowhere where they want this house and no neighbours 🙄🙄🙄🙄

twistyizzy · 05/12/2023 14:00

Beautiful flat but makes me so glad I live in the North and could get a detached period house with 10 acres for that price!

squeekychicken · 05/12/2023 14:02

It looks like a bright flat and I love the living room and flooring. Kitchen and bathrooms need ripped out and calling the hall a dining room is weird.
