2 bed in the same building, I also find it stunning.

To answer other questions, it's me, DH and DC. We are FTBs.

I prefer this one actually but I like the first one too, that one just needs more work doing to it (in my opinion) which will be very expensive.

People keep complaining about the kitchen and bathroom. They're fine (although I agree dishwasher is in a strange place) but they're okay and functional. Kitchen is a good size (it's not a dining kitchen). They're not rooms that need to be done urgently at all.

Looks lovely, but the service charge at £3,500 per year would put me off.

It's not excessive for this type of flat/area though especially as it includes heating and hot water and garden maintenance. The building and grounds are gorgeous.

Look at the bottom of the cooker and kitchen cupboards, they are trashed. And the floor round the bottom of the loo is 😷

Don't you expect to do a bit of maintenance/repair work if you buy a home?

I actually prefer the two bed one, which is a bit cheaper as you seem to have two decent bedrooms rather than one bedroom and two half-rooms.
I don't know the area but it looks lovely and I assume the price is going rate for that area .

Oh no I don't like that little dining table and the space it is in. I'd want to know if there is space for a full sized fridge/freezer in the kitchen before going to view.

Presumably anyone buying the property would put their own furniture in!

I prefer the second one - it has glass in the doors and other indications that it has not been updated as much, the bonus being original parquet in all rooms which if fabulous, the layout is better, bathroom much nicer, kitchen possibly not so much. I don't love the more recent parquet in the 3 bed one. But.. the 3 bed is on the ground floor .. which could be an advantage.

I LOVE 1930's properties and used to live in the area - this is a lovely part of the world. As for neighbours, there is a mix of people .. there are lots of flats and maisonettes, but equally, lots of large expensive houses and lots in between. I LOVED living in Hampton Wick.. lots of happy memories.

It’s also considered better not to be on the ground floor and that one is second floor and has a better layout as well as beautifully decorated. But coukd you manage with 2 beds instead of 3?

It's share of freehold, there won't be any ground rent (or at least what there is will be peppercorn)

The blurb says it's a new 999 year lease with £100 Ground Rent (which actually surprised me, as most buildings that increase their leases to 999 years, with a share of freehold, don't actually charge ground rent at all). In a building of this age the Ground Rent is usually fixed and much more reasonable.

It's the newer developers that have started ripping off lessees with incremental ground rents.
