Virtual staging?

Is this a new thing?
I was browsing on Rightmove and came across this in a listing.

Virtual Staging

It should be noted as the property is currently vacant, we have virtually staged/renovated some of the rooms to showcase how this property could look after upgrading works have been carried out.

It seems a bit deceiving, you have no idea of the current condition.

Check out this 4 bedroom flat for sale on Rightmove

4 bedroom flat for sale in 113 High Street, KIRKCALDY, KY1 1LW, KY1 for £149,500. Marketed by Boyd Property, Edinburgh

It is vacant

So all they’ve done is “dress it” by putting virtual furniture in it

KievLoverTwo · 04/12/2023 17:30

Yeah, I've seen a similar thing twice in the last few months. One was a wreck of a house, and I was so confused, because the photos jumped from wreck to beautiful home, and I didn't know what on earth I was looking at. Turns out it was a computer generated 'this is what the house could look like if you spent money on it' thing.

Just another way to flog a dump, really.

It says staged/renovated and the listing mentions the property needs upgrading.

give them a call and update but i’d be very surprised if it didn’t just mean inserted furniture

I had a look and found the company on Instagram. I took a few screenshots of their work. Impressive but it seems dishonest (in my opinion)

i agree!!

It's genius! So many people can't visualise a completed room, so I think it's clever to show what it could be.

squeekychicken · 04/12/2023 19:13

I think it's good for a seller. There's so many people who cannot visualise what a room can look like.

honeyandfizz · 04/12/2023 19:58

What a beautiful flat. I have seen a few houses with this and been confused but agree many people can't see past the bad decor and it gives them vision.

Digimoor · 04/12/2023 21:51

It's not a new thing but not that popular
I had one estate agent try and sell it to me on the basis that people can't imagine furniture in an empty house

CasperGutman · 04/12/2023 22:11

If I was actually interested in one of these properties, the first thing I would do would be to phone the agent and ask them to send me the undoctored photos!

Honeyroar · 05/12/2023 14:45

It’s interesting. I’m about to put a property that needs renovation in some areas on the market. It would be useful to show how the unfinished rooms could look, but it should be stamped on the photos that it is a computer generated image, imo - there should be a clear before and after..

QueenCamilla · 05/12/2023 17:04

@Honeyroar I agree. The only way it could work is in a before/after format. It doesn't improve the chances of a sale if people wholly unprepared for the scale of works are viewing the property.

I bought a wreck of a house from photos only. Just what I wanted apart from the dry rot. 😁
