Last minute delay for completion nightmare

We are supposed to be completing today but our lawyers IT system is completely down and they have been unable to transfer the money. Has anyone experienced something similar and what happened next? Our sellers just rung us panicking as they have had all their stuff packed up and we have loads to deliveries booked to the new house tomorrow (whiteware, furniture etc). We are bottom of the chain - will be liable for everyone’s costs even if it’s our lawyers fault?

Sorry, I didn’t mean to come across unsympathetic. It’s a horrible frustrating time
and I really feel for you. I don’t know whether it’s better having exchanged and waiting to complete or not having exchanged yet.

I’ve been told so many times it might happen with such short notice and then nothing does.

it’s the lack of proper answers that does my head in. You should have been made aware. Why is it all left so last minute before anyone says anything!

hopefully some of these solicitors will start to implement work arounds soon.

I really hope you’re not left waiting too long.

@anyusernamesnotused it had been agreed we were going to exchange today, one person in the chain needed another document (who really knows what the hold ups are!) got that document yesterday and all set to go. Waited for confirmation from everyone to go ahead and then they said they can't because of the ongoing situation. So it just really took us by surprise and maybe that's why it's really upset me. A lot of very raised emotions for everyone! And I really feel for everyone impacted by this. What a disaster and unbelievable there isn't a work around.

@Haggisfish3 that's a very good point. Don't really want to pack still as not exchanged but then I guess when it's working we probably won't get much notice!

Yes, you’re probably right, at least we have that security.

Our buyers don’t have the option to change solicitor now though.

I honestly feel for anyone being affected by this. It’s so unexpected and there’s nothing anyone can do.

That’s what annoys me - they must have known there might be a problem. They’re just not communicating with people properly at all.

It’s people’s lives and it’s so awful. I really hope you get some good news soon.

Maybe good news but what do they mean by ‘some time’? As in a couple of days or a few weeks? They need to be more specific

Taylor Rose have released the statement below which isn’t very encouraging - if I were with them I think I’d be engaging a new Solicitor now if possible ? Setfords have definitely broken ties with CTS and will update today on new case management system and some Setfords clients have been told they can exchange this week. I’m with Setfords so hoping for news today

I'm with Setfords but I haven't been told that they had broken ties with CTS and can exchange this week. They said again today that there will be some system access next week, nothing more

Hmmm @LinL I’m speaking to them again this morning so will post exactly what they say - I’ve asked for a written paragraph of their status so I can share with the rest of the chain - I’ll post when I have it

This was posted on an conveyancing website yesterday from 'a conveyancer from an affected company' - so I don't know which firm.

"We have been told today we should be back up and running very early next week.
We have used workarounds for completions. Despite long hours not all have gone through as hoped for on the agreed date but nearly 95% have which given the circumstances I doubt the firm could have done any better. As in most areas of life you only hear about those that go wrong …
We have also developed a workaround for at least some ongoing work to be done.
A big problem is lenders suspending us from their legal panels which has paralysed us in a number of matters and unable to do anything meaningful on those files. We have started getting back on the panels as of today so hopefully that will all be resolved in coming days too.
An awful situation for all involved I’m afraid."

Oh, thank you so much for this! This is the issue we are having, our buyers solicitor has been locked out of the lenders panel so can’t apply for/drawdown their mortgage.

hopefully this is good news and we can get moving soon - I really hope so because my internet was cut off today as I’m not supposed to be here…

I really hope this nightmare is over for all of us soon!

Internet cut off for us yesterday also as we didn't catch it in time with open reach to delay it.

For anyone desperate for something, I have a 4gee dongle from EE to get us by the next week or 2, seems to be allowing us to have most things working as normal.

More Taylor Rose news......the person using the branch in Peterborough in the middle of our chain has said they reckon we can exchange today - fingers crossed!!! potential completion agreed for 13th Dec.

Today is the day our remortgage was supposed to happen. Still absolutely no word from Taylor Rose. It sounds like some people with them have had some movement but the official update someone posted didn't sound good. I'm not sure if they're prioritising sales - which would absolutely make sense given the implications - just feels like a remortgage should be a simpler affair and some kind of workaround possible! 😭

Setfords say there new case management system has been approved by the lender panel so from Monday they can continue with our exchange to complete next Friday

hope that has filtered out to all branches

Yeah, I don't know what criteria they are using for what transactions to do. Maybe they are prioritising ones that don't involve any money?? If lenders are still a bit wary about transferring cash. Dunno. Sorry.
