Last minute delay for completion nightmare

We are supposed to be completing today but our lawyers IT system is completely down and they have been unable to transfer the money. Has anyone experienced something similar and what happened next? Our sellers just rung us panicking as they have had all their stuff packed up and we have loads to deliveries booked to the new house tomorrow (whiteware, furniture etc). We are bottom of the chain - will be liable for everyone’s costs even if it’s our lawyers fault?

Just found out today our solicitors were affected by the hack too! Was hoping to get the move done by Christmas, so I guess that's not happening! So annoyed they've only just told us grrr

LynBin100 · 07/12/2023 13:12

@6Ronnie hiya! Welcome to the support group. :)
Wtf has your Solicitor been doing the last two weeks!!

6Ronnie · 07/12/2023 14:03

What indeed! Have just forwarded them all emails previously sent and received along with docs , as requested. It seems they have nothing 😕

Haggisfish3 · 07/12/2023 14:20

I have more positive news. Our sellers are deffo still in the game and a
mortgage offer extension can be made so hopefully we are still
on for exchange and completion before Xmas…🤞

LynBin100 · 07/12/2023 14:21

@Haggisfish3 that's good news. #stillinthegame

KeyboardMash · 07/12/2023 14:24

Just phoned our new lender and been told TR are now back online - also that from what she can see our funds "went out" on 1st December. Which has confused me! I tried to call TR and the phone call connects then immediately terminates. Optimistic interpretation: they're so busy busting through the backlog they are avoiding calls?!

A bloody text message would be enough. Just give me a clue what is happening!!

KeyboardMash · 07/12/2023 14:24

^^ Should add, we're a remortgage.

LynBin100 · 07/12/2023 14:34

@KeyboardMash I don't think the sols can keep the funds for too long, they may have sent them back and will need to request again. Good news if TR are fully back online though.

anyusernamesnotused · 07/12/2023 14:46

@KeyboardMash I was told they could only keep the funds for 24 hours.

@Haggisfish3 fantastic news!

@6Ronnie sorry to hear that you’re affected too.

KeyboardMash · 07/12/2023 14:58

No idea how or why they could/would have requested them on 1st - several days into this disaster and well before they even expected to be back online. It's all been showing on my existing bank's app as usual. But who even knows! The headline was: they're back online. So I guess now we just continue waiting!!

LynBin100 · 07/12/2023 15:02

@KeyboardMash well funnily enough a solicitor in our chain did the same thing on 1 Dec before we had even exchanged

kalalondon · 07/12/2023 15:45

kalalondon · 06/12/2023 20:56

I've a remortgage going through with TR. I complained to the lender a few days ago as TR are the lender appointed free legals. I got a call back today from the lender who said that they had spoken to their contact in TR who told them that - they now have access to their system and will get in touch with borrowers and progress stalled remortgages.

I then contacted my case handler at TR (who usually responds quickly) with this bit of info but have had no response to my email.

Been trying to contact TR (phone, email) all day today to get them to confirm the above, no luck at all :(

Edit: This just came through. An automatic reply, but still, light at the end of the tunnel perhaps!

"Thank you for your email.

We have today started to gain access to our systems and are working on getting files moved to completion as quickly as we can. However, please note that we will need time to be able to deal with the backlog of completions first. Once we have rebooked your completion, we will notify you.

If your query is asking for a general update, then please bear with us and we will update you as soon as we are able to do so.

We thank you for your continued patience and understanding."

LynBin100 · 07/12/2023 15:50

@kalalondon oh well done! Some encouraging news

KeyboardMash · 07/12/2023 17:01

So I think mine is done?! I got an email from TR saying:
^I would like to confirm that your file has now completed.
Although we are currently unable to provide you with a copy of the letter and completion statement at present, please take this email as confirmation the transaction is now completed.^

I called NatWest (old bank) and they basically said they could see the funds ha been requested at 2.15 this afternoon and "if they say it's gone through then it's gone through - it just takes a while to come off our system"?! So I think I'm done, although don't feel entirely reassured.... Going to phone Nationwide (new bank) tomorrow and hopefully they can be a bit more definite that I'm through and with them now!

What a bloody palaver. Glad I've fixed for ten years - can't face dealing with any of this again for a very long time!

anyusernamesnotused · 07/12/2023 17:36

@KeyboardMash fantastic news! Fingers crossed you get confirmation tomorrow.

things do seem to be moving for some people even though it’s a slow.

LynBin100 · 07/12/2023 17:40

@KeyboardMash great news. Well done!

@KeyboardMash That's great news!

Can I ask when you were supposed to complete on your remortgage, 1st Dec? Just so I can assess where I might be in the 'queue'.

Haggisfish3 · 07/12/2023 18:02

Well done everyone. Apparently outsold up is now due to some finer details to do with a bridging loan and not the tr debacle. Looking for exchange before Christmas and completion after Christmas. Going to phone our mortgage company and see if we can have a payment holiday or interest only for a month or two.

alicefenton88 · 07/12/2023 20:37

Great to see some movement for those impacted!!! Hopefully in a week or two this will all be a bad memory.

We have had some good news too, although TR ignored my voicemails and pleas for a call back, they have now requested our funds from HSBC. Our mortgage offer was extended from the 11th to the 18th, and HSBC request 6 working days notice supposedly. Therefore aiming to exchange imminently and complete by the 18th.. If this goes through our rate will be ported at 3% (instead of the current rates closer to 5%) and we’ll also save thousands by avoiding an early repayment fee. PHEW. Not out the woods yet, but fingers crossed.

I am very grateful for this community for sharing their responses from lenders / solicitors but also sharing combined frustrations and pain! It has been a lifeline.

anyusernamesnotused · 07/12/2023 20:50

@alicefenton88 oh great news, what a relief.

This has been a lifeline to me too. I’m personally invested in seeing/ waiting for everyone to get sorted now.

What she said.

I'm looking forward to the day with no updates. We got this!

Yep - was supposed to be 1st December.

FiveShelties · 08/12/2023 04:44

I cannot imagine how much stress this is causing and feel so sorry for you all. The UK system of buying and selling is bad enough without this. I have just sold my Mum's house in October which was stressful enough - exchanged Tuesday 2pm and completed Wednesday 10am and I was sure it was going to fall over

Good Luck and I hope you all get your sales/purchases over the line very soon.

anyusernamesnotused · 08/12/2023 21:39

Hi all,

just to update we did complete and we are now in our new house.

We had an excellent removals company, who were flexible and understanding all the way through. They worked really hard and I get us moved.

There was a slight hiccup with my seller not getting the keys to his new house until gone 6pm but we’re in now and concentrating on getting sorted.

To everyone on here that has held my hand and let me stress, thank you.

Good luck @LynBin100 for 13th, I will be thinking of you.

and best of luck for everyone else waiting.

Fantastic news! Congratulations. I hope you enjoyed a glass of fizz. Well deserved! X
