We are about to put a probate property up for sale at auction (traditional auction). The house requires a fair amount of work, so we are targeting a builder/property developer.
We have two options:
(1) Local auctioneer - 1% fees. Good rapport with auction team, but likely fewer bidder's on the day. Bidders most likely to be local builders/ property developers.
(2) Online auction house - 2% fees + VAT. They are about 20 miles away, and run the auction in-person + online. Could attract more buyers/developers from a wider area.
