Possible en-suite - is this location weird/not feasible?

We're coming to realise that we need a second bathroom so have been trying to figure out where we could squish it in. It'd realistically need to be an en suite because we don't have anywhere it could go downstairs, and our loft room has a very low ceiling height so couldn't realistically accommodate a shower.

The red rectangle on the floor plan is where I think it would be most practical (obviously not to scale, thinking 1m x 1.5m). It wouldn't take much room from either bedroom, and we don't mind it being the absolute minimum size since we're all really small (I'm 5ft1, DH is 5ft6) and we'd try to get it built as a wet room. I'd probably look at installing a pocket sliding door to maximise space. It's along an external wall so ventilation/a window should be feasible, and I imagine the waste pipe would go under floor, although could potentially wrap around exterior of the building.

Box room is the baby's bedroom and will probably become a media room for the kids as they get older, so wouldn't be a viable site.

What do you think, is that a sensible location (especially in relation to the existing bathroom)? Is there anything I'm missing, any considerations I've missed? I want to have a good idea going into any conversations with contractors to avoid any misunderstanding.

To save even more room you can get toilet with sink built in too. My advice would be to get a builder round and ask them what is hoping to be easiest (ergo cheapest) or even possible and go from there. That's what I did

I'd make the box room into a loo & storage or laundry. Split one bedroom into two if necessary.

I would put it next to the existing bathroom and put the toilet under the boiler if the boiler is high enough up. If you google "toilet under boiler" there are lots of examples, some where the boiler is still boxed in which might look nicer.

Not exactly what you asked, but could you put a small.loo.undwr the stairs I the ground floor? I know a few people who have done this and it's a good use of space. It obviously wouldn't give you a whole extra bathroom, but the extra loo might be useful enough?

Agree with this completely, we have managed to squeeze in exactly that design in 2 previous houses

Unfortunately not, it's the stairs to the cellar otherwise that's exactly what I'd do!

Will your boiler allow two sets of people to shower at once? Ours won’t - we have two showers but you have to call out to make sure no one is in one shower before going in the other. Worth checking before you set up another shower - as it would be easier to just fit more loos / sinks in than whole shower cubicles.

I’ve got my boiler in the bathroom, boxed in with a cistern underneath boxed in and the loo in front. Just enough room in the boxing in to store a couple of spare rolls of loo roll and some harpic tablets.

Ours is the little cupboard here. Toilet on the left, shower on the right and a small sink in the middle as you open the door.
