How much either per square m or did you pay total for a small side extension ? Need an office!

Is a garden room feasible? You could build your own very reasonably. I suspect cheaper than an extension.

£1950 per sq metre, but it had a pitched tiled roof

Cheapest quote we had for a small 18sqm, single story extension was 130k with midrange kitchen and finish.

The build itself was about 100k. So around 5500 per sq metre.

Totally depends if you need steels and if there are and drainage and access complications.

@Beansandcheesearegood I built my own garden room based on that channel. It really is a step by step guide. You may need to root back in the history, or look at his playlists, but it couldn't be a more comprehensive guide.

He also sells plans with all the materials listed, and suggested suppliers. I bought one of those and it's well worth the money.

You don't need many tools either. I have a load, but you could get by with a drill / screwdriver and a saw. You'll save enough to buy a few decent tools in any case.

Five and a half grand per square meter!!!!!! 😳. Surely thats a typo ?

Sounds like the 5500 per square metre includes a kitchen and everything that entails - very different to the office room the OP was asking about.

No , 18 sqm was £100K and then 30k on top for the rest ( kitchen )

18 m2 is not s big space i cant see how it’s possible to charge that amount for a single story.

But the building work for a kitchen likely involves plumbing, possibly gas, possibly changes to the existing structure. Whereas tacking on an extra office room wouldn't include any of that.
