Mortgage agreement query

Hello, I'm waiting to hear if our offer has been accepted on a property. It's been so long since I bought a house I can't remember how agreeing a mortgage works.

Can we agree in principle with a lender but not finalise rates until we're ready to exchange (hoping rates go down over the next month or two) or do we have to agree rates now despite the sale not completing for a few months?

No you just agree the amount in principle and then when you apply you and get accepted you will have a product and rate. You can ask for a review at any point before completion to see if there is a better offer but I'm unsure if this delays the process.
