How much to offer?

Hi please could I have some advice on how much to offer? A lovely house has come up in the estate we want to move to. It's on at offers over £350k. It just came onto the market on Friday and I know they have an offer already. They've told us the offer is "definitely over - they've gone over but they haven't gone crazy" in the words of the vendor.

What should we offer? We're cash buyers living in rented. I know the vendors have already had an offer accepted on another property. This is in England.

Rightmove says the house is worth £355k but obviously that could be way out. There isn't anything else on the market at the moment that interests us, and this house is close to perfect. Prepared to offer up to £362k but dont want to overpay. Thanks for any advice.

If you would be gutted to miss out on this property, then offer what you're willing to pay. Years ago when we offered on our first house it was listed for 150k but several people were interested so we went all in with our best and final offer of 158k. I don't feel any regrets about that decision.

Ask the EA, they may know what the vendor is looking for and what offers are likely to be. Sounds like it's going to be popular If there's one offer already and you also want to.

If you really really want it I would eventually go up to as much as you can afford, you will kick yourself if you miss it for a few thousand. If you still don't get it you know you tried.
