Hi. I am selling my house with an extension built in 2017 and have just discovered that not all stages of building regs was signed off so I have no completion certificate. I have been in contact with Building Control who said my builder started the sign-offs but then didn’t call them back until near-completion. They have listed a number of things that need sign off including oversite, DPC, Floor insulation, Wall construction/ insulation, Roof restraint straps and bolting of double trimmers and Roof insulation.
Firstly, I don’t understand how they could continue to sign things off after these stages and not flag it as it continued to become less and less accessible, but am also kicking myself for not requesting the completion certificate.
We don’t have photos and the builder has now ceased trading so apparently our only option is to expose these elements of the works in order to check compliance. I have trawled the web and cannot find anything on how easy this is without ripping the extension apart. Building control are a nightmare to get hold of and haven’t given me any idea of how to go about this so I don’t know what to do next!
My question is to any builders or building inspectors - how do I go about exposing these parts and getting sign-off. My buyers won’t accept an indemnity policy and I am about to lose my onward purchase as this has dragged on for ages.
