NC because potentially outing.

Refurbing our bathroom, 2 adults, 1 teen.

Current layout in first picture, proposed layout in the second. Boiler will be moved into the bathroom from a bedroom. Shower over bath.

I always find mumsnetters so knowledgeable with layouts!! Please help me find the best layout for my bathroom! Really appreciate your ideas. Thank you!

@renovationcarroussell I don't think you'd need to move the soil pipe to have the bath under the window - we didn't!

How do baths under windows work when you're having a shower? Won't the window sill and blinds always be getting sprayed with water?

You don't need to move the (external) soil pipe, but the access from the toilet to the pipe is more complicated if it can't just go straight out the external wall to join the pipe.

Assuming that both other walls in OP's diagram are internal, if the toilet is on one of those walls then the pipe will have to take an immediate 90degree turn and then possibly another turn when it gets outside (to meet the soil stack). Plus it would have to go under/behind the bath.

The fewer turns/angles in soil pipes, the better, so siting them away from external walls is generally not ideal.

We have a bath with shower over by window. We looked at other configurations but due to dimensions it was the best place. We just squeegee the windowsill, it’s all tanked so it’s fine. We don’t have blinds.

Looks nice. Ours is at the front of the house so flesh coloured body shape would be on display to the street for us. 😬

https://www.omnitub.co.uk/ have a look on this site. It has come up in quite a few other Mumsnet threads. It will give you a few different size options for baths.

You also need to think about where the waste pipe for the loo will run if it is on an inside wall. There should be space to box it in and run it down the side of a bath behind the bath panel but definitely worth checking with the bathroom fitter.

Moving as soil pipe is major work and very expensive most planners would advise you to keep toilet where it is unless money is no object.

Will ask what it entails in our case

Baths under windows - isn't it difficult to open windows for ventilation if you have to reach over a bath? I thought it wasn't the done thing, although a view would be lovely. Maybe I just have very short arms.
