Signing of lease advice - Ireland

Hi, just looking for advice from anyone that may have some knowledge of signing a lease. I have never rented before as I was a home owner.

However, recently due to a chance of personal circumstances, I have been looking for a rental.

Today I paid a deposit, upfront rent and signed a lease for a property that I viewed 3 weeks ago.
I received the keys, went to the property today and the house had not been cleaned or prepped for a new tenant, as promised. The same gone off food that was in the fridge the day I viewed it, was all still in there and the property had not been cleaned and wardrobes all consisted of items belonging to the home. I don't know my rights here. I have paid rent as of today, but the property is not ready to be moved into.

I have alternatively been offered another property which I would rather take as the estate agency seems a lot more reliable, even though it is slightly more expensive. I feel that I would have more security their rather than landing to my rental and it being handed over, in this way.

Is it possible that I can cancel the lease and request even some of the paid money back? Is their a cooling off period when signing a lease? I would like to approach the estate agents tomorrow morning, but with some knowledge.

Have a conversation with an advisor at threshold.ie
Failing that the local citizens advice bureau's have been helpful to my nephew who rents in Dublin.
