Pause between estate agents?

We’ve had a house on the market since the beginning of September. Competitively priced, lots of viewings but no offers this time (sold last year but chain collapsed). We have decided to change estate agents to give a bit of a relaunch. We could go straight from one to the other or come off the market/take down the listing for a month or so. Would this make a difference? What would you recommend?

Truthfully, I'd now wait until the New Year. The market will be very thin this side of Christmas.

That’s what I initially thought, but the second EA said there tends to be a big uplift in online activity on Boxing Day! Perhaps we should relaunch then.

Boxing Day is after Christmas! Seriously though, do you really want to be selling to a potential divorcee or would you prefer a serious buyer?

i wasn’t being very serious myself. I will probably suggest we keep it off the market until January. Thanks for your advice.

Just to muddy the water. Although the market can be quiet people still need to move for whatever reason!

We've sold just before Christmas and had several offers (closed bids) just because there was little competition.

I think it really depends on your local area, different towns, villages, cities etc seem to have their own economic microclimate. How long are houses like yours sitting on the market for? You've sold before there's no reason you can't again!

We've just done this. Property was on with one agent but sales fell through a couple of times. We put it back on with a second agent, no gap. The second agent did say that some people they contacted were already familiar with the property but they got us another offer pretty quickly. Hoping to complete before Christmas but really I'm just hoping to complete full stop! Praying it doesn't fall through again.

It's not selling because it is overpriced. Seasonal variations are estate agent nonsense, the main driver is the price of money. Drop the price and secure the cash via a contrarian view of the market.

Um, OK. I mean, you don’t know the house, the price, the area. But by all means offer your opinion.
