Rightmove Property Price Reduction

Has anybody else experienced this?
Our house sale recently fell through and we have relisted the property. We are desperately trying to find a new buyer quickly to save our onward purchase.
We were close to exchange and so our house had been showing as SSTC for approx 6 months before we relisted it.
We have reduced the price by just over 5% today but it has not appeared as a 'Reduced today' property on RM.
It simply shows the new price and the date added is when we first listed it 11 months ago?
I've queried with our estate agent who is not sure why this has happened. We wanted it to show as a 'reduced today' property so people can see we have come down in price and I think now it looks like it has been the new price the whole time for 11 months which is not true.
I will have to speak to the EA again tomorrow but they didn't seem to know why it has done this, just said they have no control over RM, but we definitely would like it to be corrected to show we have reduced the asking price recently. Anyone else had this or know how to get it fixed? 🙏 Thanks

It's quite important, because if it's not showing as reduced today, it probably will have not hit inboxes again. If you want to private message me a link, I will let you know what property log is showing.

Thanks - it's a strange one as I also checked on Zoopla for comparison and it is showing it as 'reduced today'.
Also my friend who is property hunting and also knew we were going to drop the price stopped me on the school run to say she had receievd her daily rightmove email today and saw that our house had popped up on the list.
So it has flagged up somehow but she agreed with me that it didn't mention reduced or anything which she agreed was odd.
It's just when you click into our RM listing it shows as added Nov 2022 and not reduced today.
I think I might see if the agent can just delete it somehow and add as a fresh listing at the reduced price? Not sure if they can do that though 🙄

To show as reduced today with the new price, it has to reduce by a certain percentage. I cannot remember the actual % though. It’s an odd number. Your EA should know this. If I can find out how much I’ll report back. I’m not in EA anymore and haven’t been for 2 years. You can’t delete and re list either. It will still show as the old listing.

Yes I thank you, I believe it's 2% minimum reduction and we have reduced by 5% so should have been more than enough to make it pop out as a reduced price.
It's annoyed me as I feel we have reduced by a big amount and it's not having the full impact we hoped for, and should have done.

Would you think that our estate agent might be able to liaise with RM directly to see if RM themselves could manually update our listing from their end?

Or does it not work like that? 🤔

From what I have read about their customer service, EAs get approximately none from them.

You could ask them to reduce the price UP, then reduce it straight back down to see if it generates a new listing with the reduction mentioned. It's a fiddling technique they use to get it back into people's inboxes, so your EA will no doubt be aware of it.

But, for those of us who use Property Log, eyebrows will be raised as to what on earth is going on with your listing.

My EA has already been fiddling earlier today trying to correct it, when I first flagged it up to them, but nothing has changed from what I can see.
She told me to give it time to update, but everything else has been instant, so I doubt much will change now, and it will simply stay the way it is for the foreseeable.

They said they had put the price back to the original asking price and then reduced it back down, but it still appears the same to me when I check RM - I have also checked on my phone app and then again via my laptop through the desktop site just to be sure it wasn't my phone being silly.

It's possible there really is nothing else to be done. I do occasionally get one at the top of my list exactly as you describe yours to be. I think it's just a glitch in the matrix. It sounds like they have already done all they can.

Idk how effective deleting and starting afresh will be. Tbh, idk if an agent can even do that with a property on RM. It might not let them.

Property log not only shows us the pricing history but also shows us links to other adverts for the same property. I think that usually happens when a switch in agent has occured.

It's crap, but it's not the end of the world. The main thing is that the reduction triggered it to get back into people's inboxes and the top of the 'new listings' list, so new and old eyes will be seeing it.

I am sorry for the fall through :(

Has the EA added 'unexpectedly returned to market due to chain collapse' in the text? If not, they should.

Yes, they definitely can.

they should email : [email protected] confirm a sale has fallen through and RM will re-set the ‘listed on’ date

Just an update in case anyone else has the same issue in future.
I pressed my estate agent again to please contact Rightmove and just see what they say.
Within an hour they called me back, RM agreed it wasn't right and would look into it.
Rightmove now come back to say estate agent was not set up correctly for price reductions (some setting in the background).
This has now been fixed and our listing now shows the more recent reduced date on the listing.
Happy days 😊

Makes sense. Apparently Rightmove can send people out to train them how to use it, and most EAs do not bother.
