What actually happens?

Completely new to this. Due to complete on Friday - fingers-crossed. Cash buyer. No chain as the property we are selling is empty. What happens on completion day and what do we need to do?

You’ll have to take the keys to the estate agent ready for the new owners to collect.
Before you leave though, I’d take meter readings to ensure you are not incorrectly charged.

Are you buying another property? If so, you’ll need to also visit the estate agent to collect keys. Also take meter readings at new property too.

Thank you. Do we give keys over once the money is actually showing in bank account?!

Definitely take photographs of the meter readings.

You will get a phonecall from your solicitor on completion day to let you know that all the funds have been transferred (Buyer > You > Seller) and then you pop along to your EA and hand over the keys. You will probably also get a phonecall from the EA you are buying from (if relevant) and then you can pop along there to get the keys for the new property.

My agents already had keys as they were doing viewings, so they just gave them to my buyers once they got word that the money had gone through. So you should be able to drop your keys with the agent in advance.

It may take longer to reach your bank account
