Liverpool areas

So we are in the very early stages of looking to move to Liverpool. But I need some advice on areas!

We have 2 DC- primary age so really need to take schools into account.

I've been recommended South Liverpool: Aigburth/Calderstones but I have seen that you don't get much house for your money.

Where as Formby and other areas in the North of Liverpool you do.

So if anyone can share some wisdom on areas as we are happy to look anywhere really with good community, good schools etc.

In South Liverpool there are also Childwall, Gateacre, Woolton.

Formby way there is Crosby and Maghull.

What’s your budget OP?

WhatHaveIDone21 · 12/10/2023 22:25

I live in North Liverpool. What is your budget and what do you want for that?

thelinkisdead · 12/10/2023 22:27

We live in Childwall right next to Calderstones (L16, L18 and L25 all sit next to each other so there’s a mile radius including Childwall, Calderstones & Woolton that is IMO the best part of the city). Our area is leafy and safe with lots of pubs & restaurants and lovely parks. To give you an idea of cost we have a large 3 bed semi we bought for £500k

South Liverpool ticks a lot of boxes, L17, L18, parts of L15, in terms of schools, community and amenities, plus travel links. But you can get a lot more house for your money elsewhere. Really depends on your budget and priorities. Big gardens are in short supply in these postcodes, but there are some.

Cassimin · 12/10/2023 22:41

i live in south liverpool, Mossley Hill, Aigburth, Allerton, Calderstones are very leafy and green. Primary Schools are good but oversubscribed, also good secondary schools but entrance to the better ones are by entrance exam or church attendance.
Very good for travelling as close to train stations, buses and airport.
Close to city centre and lots of nice bars, cafes and restaurants.
House prices are expensive, lots of variety though. Flats, 2up 2downs upto massive detached.
Depends on your budget.

Thanks all to those who have commented so far!

Budget wise we want to be careful as we don't know what interest rates will do so Max is 700. However we hoping to go to 500/550 so we can also enjoy our lives and still have holidays etc..... We need a 4 bed and room for 2 offices. Happy with a project as well. Garden we happy with a decent size, we are out in sticks at the moment with a huge 4 bed and a huge garden which we know we won't get in the city.

We have also moved a number of times so hoping this will be our final move as i'm exhausted. So ideally find a house we can turn into our perfect home over time. It's taken my DH a number of years to persuade me to move to Liverpool!

So that's exactly what we are after......we may have to spend more I guess! We did spend the day driving through those areas and we fell in love with Calderstones.

We don't live near by so will have to do more weekend trips to get to know the areas.

If you’d consider formby would you look slightly further north, at ainsdale/southport. You get a lot for your money round there as lots of Victorian houses…..

direct train line to Liverpool, lovely parks and close to the beach. Schools are good too.

DragonFly98 · 12/10/2023 23:26

Liverpool college is the best non grammar school in Liverpool and has recently changed its admissions to distance rather than fair banding exam.

SwedishEdith · 12/10/2023 23:53

Do you need to commute into Liverpool? Only know north Liverpool but would look at places on Merseyrail lines. Maghull (2 stations), Aughton (2 stations again), Ormskirk on the Ormskirk line. Then Crosby, Waterloo, Hall Road and Hightown on the Southport line. You can have beach, town and semi-rural all pretty close together around that area.

Whathappensnow11 · 13/10/2023 14:52

We both work from home so commute is not a problem really. Just don't want to be too far out as the kids get older and will want their own social lives.

Lots of areas to look at thanks all.

Thanks all who have commented! I've only been checking on Rightmove and Zoopla and it seems like we will have to spend atleast 100k more to get the space we want if not more! We have a very spacious house at the moment but being in a rural setting we have bene spoilt. Scared about moving to more of a city and not getting the space I'd like.

I live in North Liverpool and am selling my house, feel free to DM if you'd like to chat about the area etc. 🙂

devilsice123 · 05/11/2023 16:26

Formby's nice my Dad lives in Southport.

CrabbiesGingerBeer · 05/11/2023 20:05

If you are willing to go South, you could look at the Wirral. The trains into Liverpool are fairly quick. West Wirral is the nicer area but you’d get more for your money on the East side.

It also gives you the option of Chester if you want a change from Liverpool for shopping / a night out.

devilsice123 · 08/11/2023 19:06

Can I ask what part of the country do you live now?

devilsice123 · 08/11/2023 19:18

I'm biased because I grew up there and My Dad still lives there, but I love Southport. I wish I could move back!

prawncocktailqueen · 08/11/2023 19:31

NC but I live in Birkdale and while you get a decent amount of house for your money it's a 40 min train ride or 50 min drive into Liverpool city centre, it's not where you want to live if you want the Liverpool lifestyle. We do have the golf clubs and Birkdale village and the schools are good but an Uber home after a night out in "town" is costly!

Aigburth, Calderstones, Woolton, Allerton are what I'd be looking at personally if I wanted to live IN Liverpool.

If you want to live close to then yes look at Ainsdale, Birkdale, Formby, Crosby.

starlightcan · 08/11/2023 19:38

I would look at the L8 area including riverside and near Princes and Sefton Park. Some amazing properties, great community, two massive parks, right near city centre and Lark Lane and strong likelihood of value going up in future. Also lots going on.
