Hi all,
so i have been given a housing association property which was built early 98 the ceiling is popcorned and with this i believe potentially has asbestos however they have said i will have to check myself how would i do this? 2nd the property lights continuously flicker and so i have asked about rewiring however they’ve said the are only required to check every 30years and i would potentially need to check if i want it sooner can anyone advice me if this is correct please

There are lots of houses in the U.K. still with asbestos in. It’s safe as long as you don’t drill into it, although it was banned in 99 so was being used less in 98. You can get test kits, or hire a company to test. Personally I’d be inclined to leave it and just not disturb it. It’s fine to paint over.

Do all the lights flicker? It’s a big jump to request a rewire rather than for them to send someone to just look into the issue though.

Unlikely if 1998. You would need a specialist to take a sample and test it, tbh even asbestos is fine until disturbed by work or damage.

Yes as PP have said asbestos is apparently no problem as long as you don't disturb it.

Re the lights flickering... I've got the same issue in my kitchen at the moment. I hope someone else can tell us what is causing it because I don't know either.

all of the lights are i have asked for someone to come check though rather than rewiring and also the issue is the ceiling has cracks and stuff onit and when i try paint over ceilings it’s all crumbles away will try insert image

Electrical installation checks have to be carried out every 5 years in rental properties and this should have been done when the property was empty. Likewise if the property has had any invasive works carried out it should have have a full asbestos survey.

Lights flickering can be caused by fuses becoming loose in the fuse board, we had it happening in our house so dh bought an insulation pliers and tightened them, all good since.
