Dear All,

I have narrowed down 2 areas to buy house - Gerards Cross including Chalfont St Peter and Seer Green.

While both are lovely areas and few postcodes in GX and most of Seer Green are in catchment to Beaconsfield High School as well as Dr Challoner's High . So that works for my daughter future admission possibilities. Also Chesham as well as Wycombe high might as well in catchment .

However, I am bit confused with respect to which area would be better in terms of community, kids parks, good transport including buses for grammar schools, safety, shops, kids activities like sports, tutions, etc facilities so I can settle for long term.

My budget for buying 3 bed house is £750-800.

Please advise with your experience and expert guidance if you are living in these areas.

I live within a few miles of these areas although I am not an expert. Seer Green, I believe is the smallest. If I were choosing (and not reliant on a train) then perhaps Chalfont St Peter. I think you might find it comes down do the housing stock and what is on the market at the time. Gerrards Cross train line
would always be a good selling point.

you are going to be guided by your budget as for these areas, your budget is very small if you want a 3 bed. They are all great areas. Seer Green has a lovely community but is Beaconsfield, not Gerrards Cross. Chalfont St Peter isnt in the catchment for Becky High.

you might want to look at Chalfont St Giles too , although I don’t know the catchment areas.
