Solicitor ghosting us

We are at the point of exchange and have dealt with quite an annoying final enquiry which involved building control.

However our buyers solicitor is ghosting us. We haven't heard from him in about 38 days now. Not a single email.

Estate agent has been chasing both solicitor and buyers. Buyers are happy and waiting to go. Our sellers are also waiting to go.

How the hell do we get this solicitor to agree to exchange? We first agreed the sale in april/may

It's something for the buyers to sort out as they instructed the solicitor.

If they want to complain they can go via the Law Society complaints procedure.

The buyers need to complain to a more senior person in their solicitors office. Maybe phone up and ask who their solicitor's manager is? Or who they need to complain to?

It's so stressful. We don't know whether to finish packing or get ready to go back to market

Your estate agent needs to tell the buyers that they have to get their solicitor moving whatever that takes (complaint to senior partner etc) or you’ll withdraw.

Their solicitor would never contact you as you are not their client. They'd go via your EA or your solicitor.

So are you saying they haven't contacted your EA or solicitor for 38 days? Either way one of those should be chasing.

Suggest a completion date and get EA to pass the date to both solicitors. Then they have something to work towards. Have you completed the draft contracts with witnesses yet?

I agree with @Goldfish41 's advice.

It's down to the buyers to prod their solicitor into action. Your mutual point of contact is the estate agent - so you tell the EA to tell the buyers to tell the solicitor to get a move on!

We've completed all paperwork and enquiries.

It's not US the solicitor has ghosted. He's ignoring our solicitors emails and calls. Hes also not returning the calls of the EA who has tried to step in.

The buyers are annoyed with their solicitor apparently and waiting for it to go through. EA has been in contact with buyers telling them to push.

Buyers will have yo do the pushing, but your solicitor needs to pull their finger out as well. Our conveyancer got so fed up with our buyer's solicitors (also their buyer's solicitors) delaying, even possibly telling her porkies, that she got very Northern with them, at which point they pulled their socks up.

Your buyers terms of engagement letter with their solicitor will have the name of a supervising partner. They need to stick a rocket under their solicitor by complaining to the partner.
