Dexters not marking properties as sold

On Rightmove you can go to the agent's listings, and for any other agent, there's a good number of properties that are Sold STC or Under Offer.

For Dexters - nothing.

Are they listing properties offers have been accepted on? Or do they never actually sell anything? What's going on?

Ooh I dislike Dexters for this reason.

When I was looking at flats in London with my daughter last year they drove me mad because they would always have nice flats on Rightmove "for sale" that weren't actually still available. We would phone up to be told time and time again that actually, that particular flat is already sold STC so no, we can't have a viewing. They don't update until the house sale has actually Completed, so it always looks like they have loads more available properties on their books than they actually do.

They do sell stuff though.

Dexters are selling the house at the start of our house chain involving seven properties. I find it reassuring to see houses in the chain labelled as ‘Under Offer’ or ‘SSTC’ but the Dexters’ one remained apparently for sale which made me question the whole chain. I called Dexters and queried this and was told they didn’t chain the status of properties until exchange of contracts. This was back in May and contracts still haven’t been exchanged with, sad to say, the property at the start of the chain the source of a series of issues. Hope you have better luck with your experience.

They say they operate how they do because chains can break down so the property isn't technically sold. Which is true but other EAs seem to be able to update properties with the status of SSTC .

There are agents local to me who choose an 'under offer' status on Rightmove, so they could use that one rather than SSTC. Though they mean the same thing.

Strikes me as hedging your bets somewhat.

It's just frustrating as a Buyer when an EA doesn't indicate in any way that a property on their website or Rightmove listed as "for sale" is not actually open to viewings because a sale has already been agreed.
