Near Horley, surrey

I’ve got a new job starting at Christmas in Horley, Surrey so we need to move. We have three primary aged children and would be renting to start with. I don’t want to live too near where I work (don’t want to bump into clients etc) but want to be commutable in less than 45 minutes. Can I have recommendations for areas to look at please? X

Horsham and the villages around there are lovely (although there is a lot of building going on) good schools too for the kids - don’t think there is a bad primary in Horsham

Avoid Horley, even if you wanted to I really wouldn’t recommend the town or the schools (particularly the secondary).

or Haywards Heath / East Grinstead / Dorking

Does it have to be peak rush hour commuting? If you can flex your hours to avoid the worst of rush hour, you'll have loads of good options.

Rent needs to be £1700 or less for three bed. We are trying to save for a deposit so we can buy but looking for cheaper areas so that we can eventually buy as first time buyers. Which are cheaper areas? X

No can be flexible hours wise and sometimes work from home x

Guildford might be a stretch on that budget but most areas around should just about be ok for 3 bed. Assume your commute is by car?

Horsham is on the expensive side, but agree that it is great for families.

Yes I'm horley born and bred, do not live there, it's crap! Avoid Redhill and Crawley, just not a nice town tbh. Epsom, godalming, outskirts of Dorking, Guildford, rusper, reigate- not sure what rent is like but I know some of them can be expensive!
