Some advice please mumsnetters 🙂I am really wanting to move house because we would like more space, although happy enough. My son is nearly two and his childcare costs are high (4 days per week at nursery). Would you hold off until you had the subsidised childcare or forge ahead? He will have the 15 hours next year and 30 in January 2025. I’m asking because the lenders seem put off by this cost in terms of affordability. What would you do?

The sensible thing would be to hold off for a while, at least until you have 15 hours subsidised childcare.

I think 2024 could be a good year to buy because house prices will still be subdued in most areas and interest rates more settled than they are now.

I know what it's like when you really want to move. But if you could wait a while you would feel more secure about affordability and so would your lender.

Hold off until childcare fees reduce so they don't form part of your mortgage calculation - unless you MUST move now
