How much would this work cost and how long would it take?

So I know, this gets asked all the time and how long is a piece of string, but we are London based and wonder how much it would cost to do the following;

  • remove chimney breast and structural wall and place in RSJ
  • this would also mean moving the pipe work, the tank and putting in a new boiler
  • Remove non supporting wall
  • restore/replace original single glazed windows

we would need to completely redecorate throughout too, but that’s a bit easier to cost up from what’s online e.g. new bathrooms, decorating, kitchen

We would have a budget of about £125k, but the above works are obviously a must and DH doesn’t want to take it on, but my thoughts are it’s doable.

for the size of house we want, it’s the only way we could afford to get it is by doing the work.

We’re doing almost exactly that right now in London! Remove structural chimney breast and wall, new kitchen, new boiler, windows, bathroom, redecorate throughout. Original quote was £100k, It’ll be more like £160k when we are finished. We keep finding nasty things whenever we open something up, steel is so expensive etc.

I would say around £150k- £175k if not more easily.

Scary, as you can buy a decent house in the NW of England for those sums.
