Loft fit out in London - how much will it cost?

Wondering if anyone can help me with ballpark costs, before I go to the bother of getting quotes for something that might be unaffordable!

Six years ago we had the shell of a loft extension done as part of a whole house refurb (the back bit off the half landing of a 3 storey Victorian house). We ran out of money, so didn’t have it finished.

The plans are for a bathroom and bedroom - at the moment, all the windows are done, but it’s a single big room, no boarding on floor, no plasterboard or stud walls etc. Pipes and wires are in the room, but not in specific places.

Any sense of what it might cost to finish? We’re in South London. Is £20k wildly optimistic?

I’ve tried online estimates but they all seem to be including costs of conversion itself, which is the bit we have already done.

I think £20k is optimistic. Bathroom fitting (without the suite, tiles, etc) in London seems to range between £8-12k at the moment. But how much it costs will also be influenced by what kind of fittings and flooring, etc you want.

Thank you! And Oof. Feels like costs have gone up a lot in 6 years - not unexpected of course!

I suppose the bit I definitely can’t do myself is boarding out/stud walls/plastering, and plumbing and electrics. I’d be happy to do everything else

It’s often cheaper if you get individual trades in so if you have the time to research contractors and get quotes you could do it bit by bit, but you’d need to have a clear vision of where you want to everything.
